Whats worse, Scorpions or Management'

Please, if you plan on renting at this property, read this review first. I am going to give you the full story on our experience here at the austin ranch. I read another review that said something along the lines of "little whiny people with little whiny problems." They must either work here, or not live here. Where to start.

1. Parking. Bought a spot in the parking garage. I'm in phase 4. Was one of the very first people to move into this building. Well it took em less than 2 months to lease this spot to another person. Well that was cool, but instead of simply giving my spot back, they let the other person keep it and made me take another spot. I had picked the spot because of its proximity to the elevator. Management was far less than helpful.

2. Scorpions. This actually was the first big problem we had. The first week in the apt my girlfriend was hit by a scorpion in the bathroom. She was less than happy. Now it is understandable that we live on the edge of a nature preserve, and its a little wolly around here so we figured that it was an isolated incident. Well the management offered to have scorpion treatment done by an exterminator (a little research proves that this rarely even works because scorpions do not groom like other bugs, so its almost impossible to get them with insecticides). Well it took 3 attempts for them to properly schedule this treatment. Well the week after the first treatment, I was in the closet and another scorpion ran across the floor. Well they scheduled another treatment this time, but they stipulated that we clear out our entire closet before they came. It was a pain in the butt, but we did it and didn't see anymore scorpions until about a month ago. This time we are just moving. The problem is that there is a large amount of tall scrubby grass under our apt, and was told by the vet this is most likely where they are coming from. Problem is the complex doesn't really take very good care of this stuff. Which leads me to another point.

3. Maintenance and appearance of grounds. Recently they dumped arseload of the worst looking mulch in the beds outside of our apt that I have ever seen. I don't even really know how to describe it. Its like a huge square of mulch with weeds growing through it. The tall grass that is part of the scorpion problem, never trimmed. When winter and spring storms knocked trees down into peoples cars, the branches and limbs were never cleared. In fact, that was months ago, and if I look out the window, there are still limbs laying across the fence. They do pick up trash , mow, and blow the parking lots off once a week. Thats about it though.

4. Inside the apt. Emergency maintenance hasn't been to terrible. We've had to call em for a couple of things and they always showed up quick. However, during the spring storms we noticed that the windows above the doors began to leak. The harder the storm blew, the more water came in. Called maintenance twice, which basically added some caulking and said to use towels. Oh and the other issue is the carpet. It is "migrating". I don't think it was properly stretched and tacked when it was put in, so it now has ridges, and we have only had regular traffic over it.

5. Management. Be sure to write down, keep transcripts of, and make copies of every communication you make with these guys. They don't, and it is painfully obvious. They always have some crazy excuses for whatever it is they fubared. We actually had to threaten to call Lucy Billingsley because they told us if we wanted the carpet fixed, we would have to hire movers to move all of the furniture. Which reminds me, that same instance that we had tried to get them to move the gutter, which sounds like a snare drum outside the bedroom when it rains. Anyway. Im not going to go over all the management bs, cause there is just to much stupid little stuff. The worst thing though is that they failed to communicate with my new apt about my rental history in a truthful manner. Eventually, with enough long, painful arguing with them it was finally fixed.

I guess im sick of writing now. People here aren't too bad. Seems a little collegey, and it is loud sometimes. OH yeah. Everyone within a 30 mile radius is at the pool next to phase IV on the weekend. That sucks, and they are usually a drunk rowdy crowd. OH yeah and you can't get any other broadband and cable tv other than ATT. There customer service is BAD out here too. It took about a month and half to get the DSL working. Come to find out when the tech came out, our service was on, but the box was wired so that our service was going to the apt next door. : (

I don't really have any reason to be whiny about this stuff. These are things that happened and have caused us to have some significant amount of dysfunction. I have never had this many problems at any other complex I have ever lived at, and most of those were well below 1100.00 a month. I expected better. I wouldn't really recommend it.
