I moved out of phase 4 in October and just now Feb. 09 2009 recieved a letter stating I had a past due invoice. The letter only stated that I had owed an amount and did not include a statement of all I was being charged for. On top of that there was a date the payment had to be made by. Why did it take them THREE whole months to notify me' I called Austin Ranch to find out what and why I hadn't recieved the bill sooner. I spoke to -------- in accounting and she stated that there was no forwarding address to forward the letter to. What a load of BS! If there wasn't a forwarding address how did I still recieve all of my magazine subscriptions and other letters! After hearing her lie to me through her teeth she tells me I owe 800 dollars for carpet cleaning, evidence of pets in the apt and other misc expenses (which they DO NOT TELL YOU about when you give them your notification to move out). Which was not the case. I had the carpet cleaned professionally and I did not have a pet. Austin Ranch will try to charge with anything they can! Don't ever RENT here! This place is all looks and no substance. All they care about is your monthly rent check. I will never rent here or recommend this place to anyone else. This was not the only issue I had with them either. To list a few ( broken toilet seat when I did a walk through before signing lease and requested it to be fixed, on move in day it was still broken and took them WEEKS to fix it. ANTS all over the apt. The shower, kitchen, bedrooms, and living room. cracks in drywall in shower that were just painted over. Mind you I lived in phase 4 and it was the newest phase at the time.)

I am one of the managers here at AR. I wanted to take a moment to respond to your comments. Yes, it is true when you add something to a lease contract it becomes part of the contract until the contract expires. Yes, we cannot change or remove anything off of the contract because it becomes legally binding. When your lease expries it goes into a holdover called month to month. Meaning you are stying and are paying a month to month rate.Until you give notice to vacate. These are standard TAA requirements that all texas properties have to follow by law. Our construction is stadard bld code. We would be happy to look at some options for you, maybe a different location. It sounds like you are in one of our loft buildings. We have building that do not have hall ways. Our pet control comes weekly but we can always provide you with bait traps at your request. We are so sorry that you are this dissapointed in Austin Ranch and the staff that works here. If you would like to set up a time to come in we would be happy to sit down and go over your concerns. We want to start fresh and make this a wonderful place for you to live. Sicerly, Austin Ranch Management Team

I sent an email to --------------- about 3 or 4 weeks ago with a link to this site...was curious if she knew of all this negative publicity at her property. She actually replied within a couple hours and said she forwarded it to the AR property manager to begin addressing the common issues among tenants. To date, have only seen a notice re: trash pick up enforcement. Wish they'd work on some of the other policies too...tired of hopscotching over dog #$%@ during my walks.

i dont think you'll see that type of thing "anywhere you live". I've lived in several places and haven't seen anything like it here. The property can regulate how people react, toss trash in the pool, leave garbage around by increasing security or making examples out of people. The $30,000 millionaires that like to prance around the pool are more in abundance here than i've seen anywhere else. High heels in a pool...cmon, where else other than vegas or a strip club have you seen that? The novelty wears quickly if you're maturity level is higher than a 16 year old. If you want a college type party environment, its great...looks nice, and will impress friends. big whoop, it doesn't last...if you want a grown up environment, go elsewhere. It's all about the looks here...time to move out and own.

if you have a problem, don't bother calling. they'll ignore you every single time!!! worst apartment staff EVER. they do not give a ---- about any of the tenants.

This right here is just a load of BS! I gave AR (Austin Ranch) a 60 day notice and you know very well that if I didn't they wouldn't have let me leave or would have charged me out the wahzoo! I followed the terms of my lease agreement and what do i get out of it? Nothing but headaches and an empty wallet! AR will do anything to point blame anywhere but themselves.
