I think the natural tendency of people reviewing apts are extreme cases of bad experiences. I am in the middle of my second lease at Austin Ranch and still love living here.
GROUNDS - Certainly a no brainer if you have visited Austin Ranch - extremely nice and resort like.
OFFICE STAFF - Granted, the office staff are uncaring and have seen them be unprofessional and rude, but how often do you have to interact with them'
MAINTENANCE - All my issues have always been fixed the next day or a few at max. They did not however fix all my requests before I moved in, but you are in control of that - just have a walk through before you sign the lease.
NOISE/CONSTRUCTION - People do party here (I am not really one of them), so I just choose an apartment that was not poolside. I do not hear my neighbors (which is probably will not be everyone's case).
SAFETY - You certainly feel safe - The Colony police have a car almost all the time. The rent-a-cop needs a real car to make it look professional, but it is not a huge deal.
PRICING - I found Austin Ranch to be a great price for a 1 BR apt - 2 BR are quite a bit more expensive than other complexes. My electric bills have not been bad at all.
PARKING - I hear it is tight near the shops. The back parts are easy parking. Just come by in the evenings around 9p and you should see it at capacity. I don't have problems.
OVERALL - Great environment if you want to feel like you live in a community of single/divorced late 20s & early 30 year olds. Great location being that it is accessible to major roads, but has a country feel. Would go for it if you want a 1 BR, but would consider other places for 2 BRs.
