Plain and simple, do not expect to get any kind of service here. If you leave a message at the office...you won't get a call back. Lived here for 2 years and wanted to move to a specific apartment in the complex we found, however, our lease wasn't up for a few days so they can hold that apartment.....for $500! We asked if maybe they could work with us since we have been good tenants for over 2 years now....nope, you just have to hope that apartment isn't taken, which I can totally understand their reasoning..it would just be nice if they could work with you a little. Beware they don't do a preventative spray for bugs (since half their apartments overlook Arbor Hills Preserve) and your apartment may have an infestation of fleas (ours when we moved in) or scorpions (4 different neighbors stopped us while we were moving in to tell us to get out as fast as possible due to the bug/spider/scorpion infestation). Don't plan on getting any sleep with paper thin walls (lovely neighbors next door who leave their alarm clock on from 6am to 9:30am...no exaggeration). I always know when our upstairs neighbors are awake. I can hear everywhere they walk...it sounds like they are constantly running up there...it's actually amazing, really, that they haven't plummented through the ceiling..it sounds as if they could at any minute. When a rain storm came through, the walls began leaking and dripping water, and the ceiling began to sink in and drip water...took 3 calls to get someone to come fix it...after they did, we were told someone would come clean the stains this mishap left all over our carpet...we are still waiting over one month later. If you want a beautiful place to live..this is it, but beware...The Colony cops patroling constantly and pass out endless tickets for incomplete stops at the stop signs (while I've personally seen a man stealing from someones car and seeing the aftermath of our downstairs neighbors broken into apartment as well as had my car broken into during broad daylight, but luckily caught the boy doing it and immediately called The Colony PD). We always see the "security" sleeping in their car in the underground parking. As for the business center...I hope the parents who let their 13 year olds run a muck, don't mind when GROWN men are watching porn (actual video porn) in the business center. On two seperate occassions I have personal witnessed this, as has my roommate. I refuse to go back after that and have since heard they put a firewall on the internet, however, this apparently causes other completely appropriate websites to be blocked. Such a HUGE complex, like Austin Ranch couldn't possibly provide ANY kind of quality customer service.

Please give us a call in the office so that we may discuss your possible transfer on site. We do work with our residents! The $500 transfer fee is for downsizing your apt in the middle of your contact. The fee is half that for upsizing. Please call and ask to talk to the Director of Resident Services or the Director of Leasing. We would like to review your situation. ~AR

I understand, living in one of the townhouses by the retail area is a joke. Not only can you hear upstairs and both sides of me, all the fights in the parking lot from ZEN patrons at 2:00 AM each night has got progressively worse. They need to just shut the club down as it does nothing to help promote Austin Ranch. As far as animals, all I get is a constant shower of dog urine and feces dropping from the townhouse above me as the tenant keeps the dog out all day on the patio and the only way for all the waste to go is down. There are several large dogs confined to the little balconies all day long and we all come home to our lovely patios sprayed with their waste. I would advise video taping your apartment or townhouse when you leave for your protection. Also, I have now been waiting on a service ticket for over two weeks for something so small it is ridiculous.

Yes, it's just wonderful listening to the person upstairs stomping around all hours then screaming and banging sex until 3AM. Just a bunch of irresponsible kids living there. The best part are the drunks driving through the parking lot and smashing up 3 cars at a time. Did a great job of destroying my vehicle.
