This place is overpriced & overrated. People party all night- especially at the pools. Dog poop everywhere. Broken beer bottles everywhere- patios, sidewalk, garden areas, etc...
Unconcerned staff. They care about getting new renters... that's about it. Other than that, they seem to care about their outfits and hair way more than properly doing their jobs. THERE IS NO CUSTOMER SERVICE WHATSOEVER.
There is also no insulation, so you can hear neighbors' toilets flush. It gets very cold fast and very hot fast for the same reason. Expect to pay as much for electricity as you would spend on an average house.
Lots & lots of broken down cars in the back lots taking resident spaces throughout the complex. (Just drive thru to see the orange stickers.) And beware: cops will pull you over inside the complex for anything and everything. (ex no blinker in a turn-only lane, no front plate, etc) They especially tend to target females.

If you are looking to rent, walk away as fast as you can.

Female or not, The Colony police are harassing tenants in that community. I lived there for a year and 1/2 and received 2 tickets for expired inspection, 1 ticket for slightly pulling over the pedistrian walk and somehow that turned in running a stop sign ticket and an orange sticker on my car stating that my car would be towed within 24 hours if the car was not removed. I called in a complaint to The Colony police dept and they said my car was never going to be towed, but if you have an expired registration you can not park on a public street. All of these tickets besides the orange sticker were from the same officer and the management office told me he was reassigned. They must have just started the whole sticker thing in February because my registration had been out since October. I moved out of that community as soon as I could because I was tired of paying the salaries of the officers whose "beat" that is...

Wow, I can't believe what I'm reading here. I'm a young black professional that moved to Austin Ranch Nov. 2008. Since day one, I have had nothing but TOP NOTCH customer service and professionalism. I don't know what day and age the people above are living in, but I'm living in a day and time where people are having bad times due to bad credit, bad economy, you name it. Although I had to put down a little extra, it??????s been well worth it. I've never seen a property such as this before. I always knew I wanted to live here 3 years before moving in. This place is heaven. I've not had problems with neighbors, glass, trash, or anything the people described above. I recommend this place above any luxury apt. living in the Dallas, TX area. These guys are great. Cindy, Courtney, Ashley, Cassey and newbie Haley are all the women I've dealt with since living here, I've never dealt with a more positive, professional, down to earth , get the job done and not to mention, beautiful group of ladies. For anyone that is considering moving here, Hurry up and join a great community! Everything you need is at your fingertips, restaurants, cleaners, florist, grocery store, and apt amenities to die for. I can??????t put it all in words, it??????s a MUST SEE!!

i think thats a pretty accurate review. when i lived there i had issues at least once a month w/ out-of-control drunks during the wee hours of the night. i know how to have fun but at least i'm considerate about it. examples that i had to deal w/ there: people throwing beer bottles outside & laughing hysterically, somebody tried to break my door down last fall (drunk at the wrong apartment), people urinating or vomiting in the street. those things are not the fault of the complex or the police. that's just what happens when it gets out of hand at night in a party complex.

I mostly agree with the review - partiers, people not picking up after their dogs; it's mostly just a bunch of selfish, inconsiderate people. Ironic though, that the reviewer wants those rules enforced, and yet she wants to be able to break other laws without being cited. Maybe there's a place she can live where she can do what she wants to, but everyone else has to obey the rules.

Hands down....Austin Ranch Sucks!!! The one good review is probably from an employee or a personal friend of someone who works in that horrible place. I loved my apartment itself. Everything else was like some awful nightmare. It was a blessing in disguise when I had to move.
