i have lived in austin ranch for over 3 years and have lived in the square for over two years.. before zen was there... the place is full of drunk people that are loud and always fighting, and destroying peoples property.. my car was vandalized twice,,( tires sliced, keyed, and window smashed....

the people that work for austin ranch are very deceitful and will do anything they can to get money out of you.....

i have had so many problems with austin ranch that i dont know where to start..

my car was towed from my own parking space because my registration was out.. so was others ( even my gfs was..) and for some reason they towed it and said to me "sucks to be you".. so i complained and the next night my car was keyed again.. UPDATE!!! I JUST FOUND OUT THAT THE NAVIGATION THAT WAS BOLTED UNDER MY DRIVERS SEAT WAS STOLEN OUT MY CAR THAT WAS TOWED BY THE TOWING COMPANY THAT AUSTIN RANCH USES!!! CHOICE TOWING

they have security sometimes but they are never around to do any good.. all they do is try to give you tickets for bull.. like not stopping long enough at a stop sign on the property.. its so annoying...

when i lived in 303 in the square and the coffee shop below us had plumbing problems and it smelled really bad in our place for about 6 months and we had MAGGOTS!!!! they were coming up from the floor!! so we moved out and we had people come and clean and paint and they still charged us 1200 DOLLARS!! and not only that they sent the bill to our old address knowing that we had moved then 7 months later we get a letter saying we have bill going to collections!! that means it would go on my record for 7-10 years!! making it hard to rent anywhere.. luckily i caught it before it went through but still isnt fare since i shouldnt owe anything due to the living conditions!! when they built the crappy condos and coffee place below they didnt stub the plumbing through the roof!! meaning thats where the smell was coming from! we were inhaling toxic fumes from the bad plumbing.. hince the MAGGOTS also!!! gross!!


there is so much more . .. lets see... got in trouble for my christmas lights being to bright.. stupid... they were from walmart.. the low power LED ones...

had a basket ball .. just a ball .. on my balcony and was threaten to be evicted and fined ... cant have anything on the balcony they dont approve even though i had a friend that had a stripper pole on his.. and another with a beer keg... but whatever... i hate AR...

i got fined 150 dollars for not having my dogs on a leash at all times... also had the COPS called on me...


there is a lot more i could say but i hope by now you have gotten the point DO NOT RENT AT AUSTIN RANCH!!

I couldn't have put it better myself!! I lived there for 2 years and had similar situations with the vandalism and the police being more of a nuisance than a security force.... got nowhere with the office staff... i felt like it was a giant money pit. $600 deposit for a dog $15 monthly pet rent... seems a little much! especially for an overpriced piece of property. since i moved out, my life has CHANGED for the BETTER. i finally got my first good night of sleep (no motorcycles circling the same block over & over; no screaming drunks; no laughter at 3am) when i come home, i'm not a spectacle for drunks to ogle at. i have quiet neighbors that keep the drinking to themselves & stay out of my business. what a change!! i love my new apartment... and believe me- i tell anyone & everyone to stay away from Austin Ranch.

Yes, it's not a good place to live. There are people like this renter who by his own admission don't keep their licenses up, run stop signs, and let their dogs run around unleashed. That's my biggest problem with the place - the younger crowd who just don't care about their neighbors.

and here is the thing.... if I'm 25 and my fiance is 21 and we have lived there since she was 18 and i was 21 and we are moving out because we cant handle it anymore... that should tell you something... age doesn't have anything to do with it.. management and the kind of people the place attracts is what is making the place what it is...

I agree!!! The cops are horrible! They are only there because it's easy money. They ticket for EVERYTHING!!! They sit and wait for people to stop less than three seconds at the stop sign, then give them a ticket. They walk the streets handing out tickets like candy for expired registration. They ticket for parking against the flow of traffic. AND even for parking "too close to the curb" Literally. I wish I was kidding.
