They do not hold true to all of their promises (i.e., I was told by Waterford Park they would install new carpet before I moved in, but it was only shampooed).

I have come home on different occasions to find my neighbors tires slashed and their cars vandalized.

I caught several mice and physically beat down and killed one rat. He put up a good fight, but me and my roommate were able to over take him.


Talk to the local Smith County police department before you even think about moving in here. I was told by two officers that I should use the rats as an excuse to get out of my lease because of the record of this apartment. The officers told me the criminal history is so bad at Waterford Apartments that they have had to change their name.
