A great place for certain people (college students)

These apartments are advertised as student housing apartments, as such is what they really are. In my opinion, Brazos Park is a great place to live if you are in college and like to have fun. If you are older than say mid to waning 20's and don't enjoy parties or you are really serious about studies, then this place is probably not for you. There are a lot of parties around the complex, 2AM on Thursday - Saturday gets noisy with bar traffic coming home, and its a common sight to see a gathering of college aged people out in the clearing by the river at all hours. Conversely, its very pet friendly with a ton of room for dogs to run and play, most of the residents are friendly and outgoing, the river front scenery is beautiful, the management and maintenence staff do a pretty good job, and most younger people really do enjoy living here. The only real problems that happen here is the stress between older residents and younger college aged residents because of the activity at all hours. Parking is all uncovered, but the complex is gated. Car break-in rate is slightly higher here than some complexs, kids from the hood jump the walls and go "shopping" on occasion, but not regularly. Overall its probably lower than a lot of complexs around Waco because in my 3 years in Waco its seems like car break-in is pretty common in Waco. The pool is average, nothing special, but its always clean and working, as well as the hot tub. One kind of bothersome thing is the proximity to Cameron Park East at night across the river where loud rap music and drug activity occurs under the bridge almost every warm night. Noise levels in the apartment complex itself varies, dogs are heard barking frequently, if you live out by the clearing it wouldn't be odd to see parties out there until wee hours, and cars with subwoofers and loud exhaust are common. Ambulances are heard all the time as Hillcrest hospital is right down Herring and most ambulances take Herring or MLK to get to Hillcrest, as well as police going to roundup the crackheads under the bridge at Cameron Park. I don't want to sound like its unsafe here, because personally and most of my friends that live here have never had any serious crime problem, the entry gates keep most of the rif-raf out. To sum it up, I've really enjoyed living here, but its not for everyone. I've lived in several apartment complexs around Waco and this is the most cost effective and nicest complex for the price range I can find around here. Waco is pretty bleek for apartments, but if you're a college student that loves to have fun and meet people on a budget, this just might be the place for you. If you hate kids and parties, my advice is not to move here, you'll just probably get mad and want to move so just save yourself the time and money.
