HORRIBLE MANAGEMENT- WORTHLESS TENANTS

Management sucks---repairs are pretty messy usually involving duct tape. Tenants are loud and the courtesy officer is completely worthless. This is fine if you wish to party 24/7 and never get to sleep to study.

There are a lot of TSTC and MCC students that live here. With students, comes some noise once in a while, but no more than any other apartment complex with this many students. The courtesy officer is an off-duty peace officer, and I wouldn't want to call and wake him up, so I just call Waco PD when there is a problem. I've lived at Brazos Park since 2005, and have had to call the cops no more than 3 times due to noise on a weeknight. I'm a grad student and also work full-time at L-3, so I have to work regular hours and study at night. It's never been so bad that I can't work, study, or sleep. The only bad thing I have to say about this place is the proximity to some of the bad neighborhoods in Waco. However, the fence and the gate keep the inside of the complex relatively safe, and keep the auto break-ins to a minimum (knock on wood). I haven't had a real problem yet and have never felt unsafe. I have had nothing but good experiences with management and maintenance. They have always been happy to help and address my concerns quickly and to the best of their ability. They actually do care what you think and take pride in their job. I always brag on them. I have not experienced any repairs with duct tape. But sometimes duct tape is appropriate! If you're used to a $1800/month for 650sf Gables quality apartment with covered parking in Uptown Dallas, this probably isn't the place for you (and go back to Dallas or The Woodlands please). But if you're looking for an affordable, safe, fun place to live on the river in Waco, Brazos Park is a great option.

Geee, glad you could respond so quickly, I'm not from Dallas or the Woodlands--but then again I am not from the projects. Are you referring to the security where the 1985 edition gate was broken for two weeks allow multiple apartments to be burglarized while the tenants were sleeping? Yea, I slept great during that! What is the use of a courtesy officer if he does not respond to pages?? Do you realized he lives here for free, or a very nominal fee, and it is his JOB to respond to tenants needs. We are in one of the worst neighborhoods for Waco, take a look at the crime statistics in this area; wish I would have before signing a lease. One block over is one of the worst projects in town that offers drugs, prostitution, and many other activies----but I'm not one who enjoys those. Also, though I don't have my air conditioner maintenance certification from TSTC, but the fitting for your a/c unit that brings in compress freon from the outside condenser SHOULD NOT be repaired using duct tape. I'm glad you haven't had a problem, and buy the way, I also attend grad school at Baylor and work full time for the Dwyer Group. So lets just say for the price, it's not the best deal. $100 more a month and you could be living at The Residence which is completely new, and boasts great amenities as well as SAFETY.
