Hearing horrible stories about the crime rate in Waco sent shivers on my spine but I had a great time at the Brazos Park and never had any bad experience at all. I took a walk every morning and drove to the 19th St. HEB without running into any trouble.

The management was awesome. They would go out of their way to help you and assist you with anything. Maintenance was on schedule and was friendly as well.

Brazos Park Apartments was very strategically located. Walking distance to the famous Brazos Steak House, close to schools and shopping malls, the river offers a good ambience to relax or read a book, lots of parking space. My apartment unit was clean and very decent considering the property is 20 y/o.

The management never guaranteed safety. It was even written in their handbook. Safety is very personal but the unit is equipped with an intrusion alarm, they have a courtesy officer with the Waco PD, it is gated and has access codes. Other than that, use your common sense and always be vigilant because no alarm security is fail safe. I have never been broken into nor damaged my vehicle.

It was a good experience living by the river.
