We lived in LL Sams over the past 2 years and I regret it wholly. Depite the cost ((which begin at $800), the LOOK of this place took me in. Oh, what a mistake!!!

Converted from an old warehouse, but not done well...just cheaply and fast! Even in the smaller buildings, poor construction abounds, leading to an echoing and noise transfer from all points up to 5 miles away. Combine this with the VERY immature party-centered students who live at LL Sams, and you get a hellish life.

Lofts do not equal low utility bills, but LL Sams is worse than other lofts around Waco. Due to poor window fitting and roof construction, summer A/C costs are high, BUT it is the winter heating that will destroy your bank account. We had electric bills in the $200-300 range from November-Feb.and this was all heating.

As for amenities, the pool and hottub were rarely working, and when they were, they were filled with horny students and used condoms. The hottub was poorly lit, and drunk people hang out in the common areas and parking lots constantly, and leave behind cigarettes, trash and glass beer bottles when they pass out at home, or perhaps attend a random class.

Parking is hell at times, and although the gate keeps out freeloaders from Baylor events, they were OFTEN broken, leaving you with NO WAY To get to your apartment from outside, or to class if stuck inside! (There is only one pedestrian gate with a key pad, needing a code that we were never given)

Maintenance MIGHT respond to your desperate call, but they also might leave your front door unlocked. They enter your apartment unannounced at least once per month, to chek your water meter (for which you are billed and must pay separately from your rent!!!) and do not care if you are undressed, asleep, or even home before they come on in!!

LL Sams does not offer anything special, besides a unique look. They demand a 12 month lease, no matter what, even when MANY units sat empty. Management is out of Dallas, and DOES NOT take an active role.
The management is disinterested and forgets anything you do not put in writing, and remind them of DAILY. ALl around a NOISY, miserable experience. DO NOT live here unless you are very rich and do not like to sleep or study.

FInally, do not go to any trouble to clean up or (like I did) paint before you leave, you will not get a deposit back! COncrete floors are cold and miserable, and apparently even when the apartment is nicer than you found it, they will fin something to keep your money for.

SAVE YOURSELF!! Waco is an awful apartment city, but at least get a crappy apt for under $800 somewhere else!!!!

Wow someone is bitter! I have lived here for the past three years and never have had a problem with ANY of the mentioned things. Yes, this property is located one block away from Baylor so naturally there are a lot of college students. But whenever I have had problems I just call the onsite security guard. His cell phone number is posted on the office door. I mean...a portion of our rent does go to pay him so why not use it? Keko, the maintenance guy is fabulous! He always comes immediately to change light bulbs and fix anything in the apartment within at least a day. And the office staff is so friendly, this person needs to grow up and get a life! Hey, LLSAMSLOVER, I don't know about this reviewer, but I have tried PAGING (the only way to get ahold of him) the "on-site off duty police officer" and he never responded. Hell, the Waco PD shows upo faster (1 hour later) than this creep. The person who left the response above is a student who works in the Front office of LL Sams, DON"T BE FOOLED BY HER!! This review was nice, detailed and ACCURATE, don't let the office staff above throw you off. Anybody would be bitter after living at LL SAMS!!! I agree about the manitenance too, they don't speak English, and unless you get it in writing, it will NOT get fixed!!

If you READ the newsletters that they send out you would know the code to the gate, know ahead of time they are reading your water meter/once a month, and know what is generally going on before it happens. READ!
