Ok so here s the most honest juiciest review over LL Sams you will read..and even better I will go ahead and compare it to its competition Bandera Ranch.

I moved into llsams my soph year because it was trendy as hell and being from Austin it gave me warm feelings of the city life I was missing. People loved coming to visit, they enjoyed the atmosphere almost as much as I did it was truly a lofty experience.

Positives:
--LOCATION
--atmosphere
--friendly management and staff, service goes a long long way.
--2 days max for maintenance, maintenance guy was actually crowned maintenance person of the year
--trendy pool and really cool hot tub
--easy parking
--huge bedrooms
--huge storage spaces in apartment
--you can paint, build lofts in units

Negatives:
---electricity bill was aprox. $130/month/person (2ppl)
-- Internet/Cable were not included so costed aprox $50/month/person (2 ppl)
--temperature: insulation is poor because of the nature of the historical building so that means summer time=god-awful heat and a very expensive bill for AC but by fall our bills were as LOW as $9-15 so it completely averages out.
--outdated kitchen: we really should be preparing food off of granite or atleast fake granite counter tops for the steep price we re paying microwaves, dishwasher, all appliances are a solid 10years old and need to be replaced in order to catch up with the market
--dirt/dust. It s inevitable when youre living in a historic/concrete unit. But they DO offer a cheap cleaning service by a very nice lady who will come as frequently as you like.

Come junior year I wanted to check out other places out of curiosity so I found a new home at Bandera Ranch. It was brand new and just as pricey as LL Sams but it included internet/cable. That would have been really cool had I actually had internet! It took 11 months to get internet into my apartment. I couldn t work on any school assignments and management ran us around saying they were working on it and for us to call time warner ourselves when we never had an account with the company to begin with.

Positives:
--Brand New
--granite counter tops in kitchen
--brand new every kind of appliance
--Clean
--free cable
--exercise room!!!!

Negatives:
--your free internet is bogus.
--Maintenance will literally take 7 days for any type of urgency.
--The manager is worthless and incapable. She is always on her phone and will answer it when you re in mid-conversation with her. Her office hours are irregular and she almost always has company in there with her. She doesn t know what customer service means.
--TINY bedrooms--pretty depressing in these town homes. they small and often really dark and gloomy.
--zero counter space in private bathrooms
--TINY closets
--Mice in apt!
--Issues with running toilets ever single month causing water bills to be sky high like $40/month/person and 0 maintenance to fix it for you.
--BREAK-INs!! (several neighbors have been broken into so be prepared to be paying an extra $40.00/m to activate your alarm system!)
--parking was obnoxious. We had a garage and driveway but couldn t utilize them because hmmmm if we did then we d have to constantly be asking each other to back out. Worthless, could ve used the space in my bedroom!!!



All in all the tiny bedrooms, worthless management and no-internet were enough to send me back to LL Sams. I feel safer there(even though both complexes are gated), the bills avg out to be reasonable and at least I know someone will be by to fix my appliances if they have a problem every now and then! I can t wait to move back to LL Sams!!!!!
