My girlfriend and I (she's a grad student I am a law student a Baylor) moved into LL SAMS in fall 2007 and have had a pretty miserable experience overall. We were attracted to the proximity to campus and look of the place, and unfortunately we were strangers to the pitfalls of loft living in a college town. Negative and positive reviews on this site, as well as mixed reviews among fellow students led us to just "try our luck" since Waco is sort of an apartment black hole anyway. We are sorry that we did. Near by alternatives would have been just as noisy and unsafe, but would have been cheaper and probably less hassle (leasing wise). We are now looking for a rental house in south Waco/Lorena and getting out of this area entirely.

Don't get me wrong we love to party, but instead of keggers and bong hits while listening to loud country music or rap, we prefer to party on the weekend and sleep and study during the week. This is NOT THE PLACE TO STUDY. It is noisy here all the time, the walls are thin and like the prior reviewer said, you CAN hear your neighbors fart..and have sex, and fight...etc. A fan is the only way to drown out the noise, or leave on your tv or cds player like everyone else does.

The safety is what really garners a negative rating from me. my girlfriend has had her car broken into twice since we moved here. Both times only minor stuff was taken (CD's, some tennis shoes) but she had to replace broken windows and we never felt entirely safe. We even bought one of those sticks you put under door handles indside your hotel room to use on the front door. Fighting and screaming outside in the halls is common, weekends or weeknights.

What we have learned about Baylor: (we both came from out of state to school here) the quiet and well behaved undergrads live on campus in dorms. The drug addicted drunks who run with the local gang bangers (and bring them to our complex) live at LL SAMS.

Family- on a final note, this place probably will not attract families anyway, but I will say this. We just found out that my wife is expecting our first child, and I could not get out of here sooner. The place is not child proof in any way, and the APt complex staff are unhelpful in child proofing the apts. Also, utilities are outrageously high, probably from the high ceilings and poor insulation. Rent is also not family budget friendly and the schools here are not the best. Safety is also a big concern as well. The undergrads around the complex are always cursing and yelling, and the pool is like a meat market on warm days- too many skanks and wannabe pimps to swim (even though most don't seem to get in the water anyway).
