First of all these apartments are income based even though the management will originally tell you that they are not to see if you will pay higher rental rates. Upon moving in I was made to redo paper work due to administrative mistakes 5 or 6 times. Each time a notice was put on my door telling me to come in immediately as if it were an emergency only to find that it was something stupid. One such example was them trying to include the 6000 credit limit available on my credit card as money I had in the bank. It took 2 trips to the bank and a letter from the bank manager to convince the Landing that I did not have 6000 in savings.
Also the parking is horrible causing you to have to park far away because so many of the tenants have three or four cars since so many people live in each 2 bed room unit. My vehicle was broken into, people are outside at all times during the night, cops frequent the area, a homeless man with a gun harassed kids getting on the bus, and although they have policies about noise and not washing your car outside it is very noisy and people are washing their cars almost daily. If that wasn't bad enough many of the "parents" allow their kids to run around unsupervised and don't bother to pick up thier dog droppings. I guess it is hard to watch all of your kids when you have as many kids as many of the tenants do.
Some humorous aspects of life at the landing include having to pay a deposit to use the pool (which ive never heard of in any of the 5 apartment complexes I've lived in) getting notices that people in your building are stealing cable and notices about warrant roundups. Just drive through the parking lot one day and you will see many of these warnings for yourself.
While no complex is perfect this is by far the worst place I have ever lived and wouldn't recommend raising a family here.

I believe everything you said. I went through these same things about paper work error. Mary said God blessed her with this job. I don''t see God in cheating and lieing to people. I prayed for her a lot hoping she would be a woman of her words, and to relize that a job comes and goes but hurting others is not very Godly

I saw the warnings or writing on the wall - what kept me away. Although the building itself not so bad for Waco. I'm sure it's some good people there who just cant afford to move. It just seemed too ghetto for me.

I hate to admit to it -- BUT this is all VERY TRUE! I loved the lay out of my apartment and it was very pretty inside and out. BUT the environment is not one I wanted my kids to be accustom too. I do not make a lot of money and I am on section 8 housing (at the moment) so I will not knock the low-income aspect of these apartment townhomes. BUT I do feel like they should implement their rules and regulations and get some real 24hr security that is not afraid to speak up and tell the tenents when they are breaking a rule that needs to be followed. PLUS the unsupervised children... OMG! That was really a downer for me. I have three kids myself; and I NEVER allowed them outside to play without me with them. I don't know... I guess no apt complex is going to be perfect BUT this one does need someone to step in and handle business before the apts get ran-down.... I also think Mary is no longer a mgt there? Not sure?

Well I totally agree with everyone First Of all maintinece sucks i think they only got like to men working which they ride around on there golf cart all day. You go to the office and tell them you need sumthin fixed which at any other apartments they would come fix your problem that day my problem didnt everget fixed so i said for get it i will just move out so i did. But my suggestions is dont let the exterior and interior fool you cause its not worth it. Thats why I moved

Wow!They and tstc family housing have something in common with the maintenance men on the carts that do absolutely as little as possible.I was going to move but looks like i would be in same situation somewhere else.I guess i wait until i buy a house to move.Thanks for the input guys!
