I moved in mid-August of 2005 and so far things are fine. I'm a law student at Baylor and I find the environment ideal.

My usage:
I'm spartan. I only really come back to the apartment to sleep. I don't spend too much time during the day. It's fairly spacious compared to units closer to Baylor for a fraction of the price. I don't really need the space, but its nice to spread stuff around.

Pros:
1. Cheap rent - I pay $350/month for one of the larger 1bed/1bath. Of course, I signed during some specials promotion in the first week of August, so its a matter of timing.
2. Flexible lease - I got to sign a 9month, whereas many others will force you into a 12month
3. Quiet/safe/secure - *cross fingers* - hope it stays this way. I can sleep in peace at night. I stayed on-campus and around campus at my undergrad and there are none of those issues. The place is quiet, but the neighbors are friendly. I feel my car is safe here and I feel safe walking out at night. I think the complex is sufficiently far away from downtown and set apart that it doesn't attract notice from troublemakers.
4. Agents - the leasing agents are nice people. I heard there was a change of management. They're friendly and they know you by name, even though I don't really know who they all are. Management is on-site, another plus.
5. Social events - I think it's a nice touch, not quite crazy parties, but the Resident Appreciation Week and the other monthly events are endearing. I appreciate them.
6. Parking - no problems getting places to park. Not covered - a minor grumble for me.

Meh:
1. Location - while I rather not spend 15 minutes driving to campus, on the other hand, its less than 5 minutes from the airport.
2. View - To get to the apartment, they have this 'hill' of an entrance so you feel fancy driving up it to get into the complex. Of course, I don't actually live on the 'ridge' units, I live at the base of the hill, but still, it's nice to have a complex in a hilly area.
3. Building Age - I'm not a picky person, at least I don't think I am, so I can deal with buildings that are older. Visually, they're nothing to get the heart racing, but the units are generally well maintained. I had fresh paint and clean carpet.

Cons:
1. Initial maintainance - I put in requests when I moved in to have things fixed, but it took 3 weeks until they were resolved. However, subsequent requests have been fixed within 48hrs.
TIP: make sure your repair request is in writing
NOTE: Apartment 1905 has bad drainage, and it took multiple visits to assuage the problem.
2. Pecan trees - minor complaint - they will stain your car
3. Pests - It's in a wooded area and lots of shrubs and foliage - so you have a steady stream of bugs. The management seems to ignore pest complaints - it is easier to pay $10 and fumigate your apartment yourself. But I wish pest control requests were taken more seriously - though my unit isn't infested, it's still disquieting to see the ocassionaly roach crawling in my shower in the morning.


There are naturally going to be somethings you don't like, but overall I think this is one of the better places around.
