I moved here in 1998. Previous manager caught cancer, and new mgr. is equally friendly. I love washer dryer in every apartment and they give a small discount for lo income people on disability.
They have buildings on Tennyson Drive and across a creek on Briar. The buildings on Briar are very quiet as Briar is a short dead end street. Management is very helpful and mainenence is a bit slow, but very adept and experienced, knowledgeable. Crime is almost non existent due to onsite law enforcement living here. Never had a burglarized apartment whatsoever. A couple of cars were buglarized, but this is a rare event. The grounds are well maintained and very pleasing especially the Briar Buildings.
This place is decent for kids as well as adults wanting a quiet environment. I would rate RainTree better than 85% of all others.
Try and get apartment on Briar if you can as it is extra quiet and next to a a lot of nice trees by a small creek. Manager went out of her way to keep my food cold in office when lightening struck the transformer to my building and it took 36 hours before light company could replace.
Also about a block and a half from bus stop. This is just inside of the City of Waco limits so traffic is a breeze. I would recommend RainTree to all, even my Mother for a quiet and safe place to live. Pet deposit is steep and would be the only things that I wish would change, as well as number of cable tv companies allowed to service the area. City charges tax for cable in addition to state and Time Warner is only cable company allowed in many Waco apartments as they give managers free everything.(Hi speed Internet, premium channels etc.) This is a common practice in Waco, and though I do not like that, it is common in all apartment communities here.
All in all I rate rainTree among the best apartments in Waco.
