These are ok for college student apartments; they are reasonably clean and well-maintained. Management, however, seems to take a constantly confrontational attitude about any problems. Maintenance is reasonaby prompt usually; we have had some problems with things never getting fixed, though. Residents are a problem. Our downstairs neighbor likes to have drunken parties and screaming matches until 5 AM, and people don't seem to understand that they shouldn't let their dogs crap just anywhere, including in the middle of the sidewalk. Our friend moved in and found dog crap on his porch, and mold all over one wall. After a month they still had not dealt with any of it. Depending on your floorplan, you may have next to no storage space. One narrow closet and a tiny outside storage closet. The area seems pretty safe (it's pretty close to campus), but it is Waco so definitely be cautious. Overall, not too terrible. Completely unacceptable for, say, a young professional, an older couple, or anyone removed from the college scene, but if you're used to the college housing lifestyle it's about standard.
