I have lived here for 3 years and feel that if anyone is angry about the safety of the property, then they are completely ignorant. OBVIOUSLY this is not the best neighborhood and obviously any neighbors are going to suck! It is kind of expected to "get what you pay for".
The management is typical when it comes to getting anything done, but they are nice people and are always more than willing to do what they can. Maintenance is slow but they get it done, even if you have to remind them once or twice. and they daily clean the grounds which is really a pleasant surprise. the property doesn't look the best, but at least it is clean.
When it comes to burglaries, if you just keep to yourself and don't mess with anyone, and you don't associate yourself with the wrong crowd, then you will be fine. although, living in this neighborhood, anyone who doesnt take any precautionary measures is stupid. there are always random targets in bad areas. prepare yourself for incidents like that anywhere you live. the security officer is not always going to return your page, every security officer is like that, but that is their personal deal.
NEIGHBORS SUCK ANYWHERE YOU LIVE. GET OVER IT!
Bills are great!! allocated utility bills are very reasonable, and rent is cheap.
the apartments themselves are of course old, so problems should BE EXPECTED. if you have bug or mold problems, just let the office know and they will take care of it. I have lived in two different size apts here and both have had their share of maitenance issues; it is up to the tennant to see that thngs are fixed, the office is not always aware of problems.
the gate doesn't aways work and lights outside are always going out, but they usually get fixed pretty soon. and anyone who expects a gated community to be safer is again, ignorant. again, take in to account where we are located. THERE ARE FENCE JUMPERS.
Parking kind of sucks during school semesters. Waco is a college-town...there are parties everywhere and in every apartment complex, so simply get over it or call the police.
All in all, these apartments are not the best. but if you are smart about it, then it's a really good deal. ive had an attempted burglary incident, mold, roaches, loud and obnoxious neghbors, broken washer/dryer, broken a/c, etc etc. but it has all been fixed/resolved. we have recently changed management and she has been doing a pretty good job so far considering what she has to work with.
