I lived in Sterling University Parks from 7/00 to 7/02, and I have mixed feelings about the complex. Here's my opinion based on my experience there:

The pro's:
-Free cable TV
-Free high speed internet
-Pretty nice floorplans
-Ceiling fans in bedrooms

The con's:
-Not walking distance from campus
-No covered parking
-Not enough parking
-Rude management (at least when I was there)
-Overpriced
-Paper thin walls (pray for quiet neighbors)

Overall I have a poor review for Sterling. They'll try to throw ridiculous charges at you when you move out. $60 for new drip pans which are like 10 bucks at Walmart. Over $1,000 for new carpet when the carpet was cleaner when we left it than it was when we moved in. Pure greed.

A huge issue I had with Sterling was the way they hande the lease-by-bedroom thing. On two separate occasions, they moved a complete stranger in with us... without even notifying us in advance. Not sure if that is actually against state leasing laws, but it certainly wasn't cool of them. It's clear that their residents are not valued customers, just a means to make money. i.e., be prepared to be treated like an inmate.

On the other hand, there aren't a ton of even remotely nice apartment complexes to live in near the Baylor campus. And Sterling does offer a couple of nice amenities for free. That's about the only thing holding me back from rating them completely in the gutter.

If you don't mind living a ways away from campus, check out Woodhollow Apartments
on Lake Shore Dr. I had the privelage of crashing there for a couple weeks after my lease at Sterling expired before graduation, and I thoroughly enjoyed it. 6TrHFn6pn7poyqNlKEgn
