OK, Im a level headed and fair person... and there are some GREAT perks to living at and with Sterling... BUT, there are some things to watch out for as well.

Fun place to live at times, and the staff seem really nice when you seem em in the office or walkways :) LOTS OF PARTYING... and the management throws fun activities too...

Beware of the parking situation...

Sometimes you have to park a building or two away thanks to people who do not live here parking in your area!!! Supposedly supposed to be taken care of...but never was. Not fun with a lot of books or at other times!

NEVER sign before getting to see your ACTUAL apartment... mine was different, and no where near as clean as the "models"... and there are some issues to avoid. Get EVERYTHING in writing and keep copies. When moving out, I got charged. It wasnt spotless...but when I moved in it was not clean either. When moving out, I got charged for them...over and above my deposit.

Also, management is a lot of talk when it comes to solving problems with neighbors... I think they are too scared to scare anyone, and just too nice to confront people. Friends of mine and myself were often woke up by loud neighbors, and management told us to call the answering service at night to get help, and that they would take care of it. Empty promise. Only once did a courtesy patrol drive through after several calls, and as far as I know management never did anything because the problems kept occurring over and over. I am stuck paying for things and NEVER received service that should have been provided for studying or even just SLEEP!

Again, not a BAD place to live... one of the better in Waco... but youd think something would be done about drug deals going down sometimes in the lot! But then again, thats Waco, too I guess. (j/K) Hey, the rich party too, right'

Busted glass/beer bottles often, so wear your shoes at all times. Lots of dog poo in the grass never taken care of. Not too long ago a window was broken out and the light was ripped out of the spa area. The doors to the clubhouse remained unlocked at night for a long time... and there are signs posted that the cameras are not there for your safety...to call the police if you feel unsafe...etc. But, they have since fixed the door I believe.

I recommend it, if youre not a light sleeper or live on the top floor. :0)

I worked in the office and most people wouldn't call the answering service so there was no way the management could know what was happening at night. Every call that is made to the answering service gets emailed to the manager. She prints it and the office staff types a lease violation for the apartment responsible for the noise, etc. If they receive more than one, they get fined. If they get more than 3 or 4, their parents are called and they could get evicted. SO PLEASE CALL IF YOU HAVE ISSUES!!!
