1. OLD! The apartments look like they have never been updated, yet they try to charge the same as the newer places (Outpost, Grove, Aspen Heights)
2. Rats everywhere... I took my trash out the other night and saw a huge one run out from my neighbors garbage. They let you throw your trash outside of your door, but its a huge mess. I went into the office not too long ago and it stunk of dead animals. Management informed me that they did indeed have a problem and they had the rats baited. Just what I want, dead rats in my walls.
3. Dog poop everywhere - there are dogs everywhere and I guess with dogs comes all the little extras. Maybe my fault for living here, but management should at least try and clean up every now and again.
4. Poor lighting & Security issues - There are maybe one or two lights per building to shine on the parking lot. It is very dark at night and there are always strange people wandering around. I heard that even the security officer's truck got stolen from the parking lot. I realize this is waco, but they have no security. They claim to have a gated community, but there is no gate at the front of the property. People come in and go at all hours of the night. Also, I always see people rummaging through the garbage. I once confronted the man (I don't want my identity stolen) and he proceeded to tell me that the manager told him he could go through the trash.
5. The pool is usually green and has dead birds, lizards, and frogs in it. Not to mention whatever comes off the dogs that I see in there at night.
6. There is a club house - I was told about the new 'TV' room that they just built, so I went to look at it. There are 8 seats, and one is broken. The windows don't have covers on them, so there is a lot of light from cars and the fitness center. If they were trying to copy the grove or the outpost, they did a bad job of it. There is also a small computer lab in there, with 2 out of the 5 computers not working!!! WHAT IS THE POINT! Get them fixed if this is an amenity. THE PRINTER HAS BEEN BROKEN SINCE I MOVED IN! The fitness center is a joke, but I guess you get what you pay for.
7. Maintenance is a nightmare. They use temporary help during their busy times, and I heard that a girl got her ipod stolen from her apartment when they went to change air filters. I don't want people in my apartment that I can't trust. They also have keys to every apartment and the code to my alarm. Would it really be so hard to just call me so I can be home when you need to get into my apartment.
8. "Free Water" - So, they started to offer free water this year... which I thought was a nice bonus, except for my rent went up $10 per person... and my water bills only used to be $5 or $6 per person. Just as a side note/warning... DO NOT RENEW YOUR LEASE. I renewed for the sake of not moving at $460 per month early in the game. They always say that the current deal is the best deal and there is nothing better. Well, I just found out that towards the end of the summer as they were running short on leases, they dropped the rent to $399. You are telling me that I am paying $61 more per month because I committed to renew 6-month in advance versus waiting until the month before my lease expires. What a joke.
9. Management... I had some friends move in this august 16th. They were required to pay a full months rent and then rent is due again on October 1, just 15 days later. So we called to find out why and they told us that the 'discount' is figured into the total rent (12*460 = 5520) so they took our discount into consideration and made it 12 equal installments. HOLD THE PHONE... It still doesn't make any sense because I don't live here for a full 12 months. So I asked if my lease could be extended to accommodate for the 15 days at the end and they said no, unless I wanted to pay the prorated amount of $15 or $16 per day.
10. The list really could go on, but I think you get the point. Read on from other tenants and you will soon see how bad this place really is. Anything good to say was probably written by management.

If the apartments look so old, why did you move in? Read your lease again...management may enter your apartment at any time for specific issues, including maintenance. If you have a problem with that, you should not have rented (or maybe you should have read your lease in the first place)....and good luck with all that, because that is in every lease for apartments. It is called INFLATION, rent typically goes up every year, so no, that isn't to cover the "free water." People that have a list this long regarding an apartment complex should rent a house and deal with a landlord. Have fun with that too!

that response was lame. I agree with everything i that was posted. This is a horrible place to live and although they have amenities you have to pay so much money to live here. You can find a way nicer apartment with more professional staff some place else. My neighbor was the cop that got his truck stolen, i have also known of several break ins since i have lived here (July 2008). i agree that anything good said about this place is probably from the staff
