While this property is in a nice location and is spacious, it is not worth living here. I have to say, I was initially attracted by it being located so close to the lake and school. I also like how much sq. footage you got for the price. So, I moved in.

Once I moved in, I slowly began regretting my decision. I am still living here to this day, I am just waiting for my contract to run out. The biggest problem I am having right now is the office staff. The manager is never in the office during office hours and her family is always in there just sitting around with all their friends. I couldnt count the times that I have hear them all gossiping about other tenants private info. Honestly, I don't trust any of them.

The staff does not seem to know what they are doing and cannot answer questions that any staff should be able to answer... (ex: I complained about a bunch of teenagers who were hanging out with the managers daughter and were throwing their alcohol bottles all over my yard area. The manager told me that she cant control what goes on there and that I should call someone else).

The windows are thin and electricity goes up because of it. I switched to another electric company that Sandy sells to some tenants and had the same problem.

When I put in a work order, it takes forever for someone to come in. My air condition had broken and it took them forever to fix it. I was without air in the hot weather for almost a week!

The washers and dryers do not work properly. They are all older and you have to dry stuff about 4 times before they are dry.

I think this proprty could be decent. It just needs a few improvements cosmetically and a whole new office staff and manager.

The staff just seems so cold. They dont exhibit morals. Perhaps they should try going to church or something to help themselves. LOL. They LIE.... alot.

Oh, and I dont care about some little office assistant that the staff is trying to blame for everything. The WHOLE staff is bad, not just one of them! Take some responsibility guys! Yall are supposed to be a team up in that office. The only people up there who are nice are the maintenance guys. They have always been friendly and courteous. I wish I could say the same for management.

From what I have been told by my neighbors, staff hasnt been good here for years since they brought in the new people. Aparently, the only nice office member that they have had within the last few years was a girl named Amanda.

I am siding with them too. My electricty bill is outrageous for a 1 bedroom. It is about $200 per month!!! And staff has been rude to me too. Which apartment do you have Barb? Maybe I should try it out! You must have the only good one! Greengal, if you do decide to contact the authorities, let me know. I'll back you up. My friends who live in other units will too.

I havent lived here since 2006. And I was told by STAFF (a little girl) that I had to wait 12 months before getting out of my contract. What would you know about my contract anyways? I have not been writing other reviews either. This is my only....its not my fault that others think the same way I do. However, by looking at you computer IP address, I can tell that barb_arnolds review is coming from the same address that Sandy's review came from.... so. why are you using two screen names? And I dont care about getting the law involved...I have absolutely nothing to hide. I am just giving an honest review on my part. These are actual things that I have encountered between myself, the staff, and this complex. By the way "Barb_Arnold", (aka management), if your just another resident as you state, why would you care about reporting my honest reviews to the authorities? Hmmm.... something isnt adding up here. ; ) My lease is up in a few months, then I am out of here. As for the electricity...yours may be fine...but there is more than one AC in this complex other than just yours. My neighbors are complaining about the same thing. Perhaps you should get out more and find out about other peoples experiences!............................................... more note, Barb has claimed that she was an elder woman in the past....but do her comments sound like something an elder and more mature person would say? Dont think so, sounds more like the way "someones daughter" speaks to people....rudely!

I don't understand why management is trying to defend their bad practices. Maybe if you changed a few things then people wouldn't complain as much. DUH! And as for Barb I do agree that if you are a true resident then you need to visit with your neighbors and not just go off your own bias opinion. Nobody is looking of a handout just good service from their landlord and maintenance since they have to pay rent every month to live here. Don't worry I'm sure that most people will be leaving once their lease is up. Management should consider that the best free advertisement is word of mouth and if no one has anything good to say then nobody will want to go live there.

I have visited with lots of my neighbors in my area, & I have some friends that live in the other areas here at the apartments, & there are some things that we all have that needs fixing & we put in a work order just like everyone has. Things are getting done as fast as the maintenance guys can do them. Yes these are older building & yes some needs a lot of work done but it's up to the OWNER to give the OK for all these things & if HE doesn't SPEND the money to do the repairs or give this place a face-lift it's not the managements fault. I have seen many improvement around here. But if you would all just stop trying to blame everyone. You would see just how much safer it is here in our area. I see kids out playing all the time, I see people out at the pool having fun & enjoying there selfs. I see people out walking around with there pets, or just out walking or jogging. We don't have any break ins, no car jacking or breaking into our cars, I feel safe here. & ( I have lived in some areas here in Waco that I wouldn't even let my kids walk to the store when it was just a block away.) This is a good little area that we live in,and I plan on living here for a long time. But I guess this is just my Opinion.

Waco is getting a little grime-y aside from boring, dull and too predictable, small retiree town of Central Texas. But on to the topic... These apts do need some cosmetic care but I understand it is up to the "owner" to use his profits for this. Also I've had an low ok experience overall, as for Waco apts - it's been a good experience. Not to rationalize, but you must not place blame on one person unless you truly have all the facts and reasons. I am not Sandy, her daughter, friend, co-worker etc... I currently stay in the apts and I have nothing horrible to say, sorry. You get what you pay for... Don't just scream out new mgmt, new owner could be it...a new outlook from the top.
