I've been living here since beginning of 2006 and am still here and counting down until my lease is up so I can finally leave here. While I figured the flaws were worth living with at the price I was paying when I moved in, my rent has gone up nearly $100 already. That's quite the jump for the time frame. Especially given the condition of the apartments, location, and that there are cheaper communities right near by.

The apartments are 20 years old. They are not sealed well at all. You can hear everything outside and it doesn't keep heat in or out. You can expect your heating bills to be much higher than they need to be as a result. And I can smell my neighbor smoking outside coming into the apartment, it's that bad. The dishwasher is extremely old and my kitchen sink drain constantly backs and floods the dishwater. The knob in the bathroom on the shower has broken 3 times since I moved in. There are constantly bugs in the apartment. Every summer I am guaranteed to find earwigs all over my apt., even with spraying. My apt flooded when they failed to clean out the storm drain outside of the apt during a heavy rain storm. There is almost no closet space in the place at all. I have one closet in the bedroom. The other closet in the "dining room" holds the furnace and water heater.

Another huge complaint is the noise. While they boast the location, it's actually horrible. You are right near the Air Force base, which I'm sure is great if you work on it, for everyone else, it sucks. You hear the jets flying over from about 7am in the morning until as late as 11pm. And not just flying, but firing their afterburners. Since the apartments aren't sealed well, that noise is even more apparent. I can't even hear my TV when a jet is going right by overhead. And I'm on a bottom apt, halfway into the ground and my apt actually shook one weekend from an air show. The grounds crew also starts working about 7am, so if you sleep past that, you will be awakened by the noise, or in my case, by things hitting your window.

Finally, the laundry facilities are subpar. The machines are constantly broken in them. As of last week, out of 6 dryers, 2 were broken. And 2 of the 8 washing machines were broken. Since each building does not have their own laundry room, multiple buildings share the same room and those kind of numbers with the broken machines are not nearly enough. And don't be fooled by them saying you get "FREE" cable. You actually pay for it. It's just automatically included in your lease, as a separate charge, whether you want it or not. They also do way too many "apt inspections". While they find reasons for them, it's obvious it's just a way for them to spy on what the residents are doing. I'm one that prefers my privacy and I sleep during the day(I work graveyards) and they always do it during my prime sleeping hours. Recently, they did 2 complex wide inspections within a 2 week period.

The good points about the complex is that I always thought the grounds looked nice. And if repairs are needed, they are generally in that day to get things fixed. As mentioned above, unfortunately things need repair all the time.

I would not recommend this complex to anyone. While the cheap price was worth it when I moved in, the inflation makes it not so now. It is worth the extra 5-10mins of driving you may have to do to find a nicer and cheaper place nearby.

FYI Mr "Not worth it" They were doing the inspections for the mortgage company, not to spy on residents. The staff has no control over that kind of stuff and I completely understand because I work at in Property Management myself. I'm sure you want your privacy, just as I'm sure the staff doesn't enjoy bothering you. My husband used to live at Layton Meadows and I would go visit him every night. They have wonderful qualities about them! The prices are going up all over the valley, not just at your place. My rent went up $105.00 this year, and I AM just up the street, and I've lived in their competing property for 5 years! Hello! Milk is now almost $4 per gallon! It's life, and not the fault of your apartment management. I actually recommend residents to Layton Meadows every day, and have yet to hear a complaint! They are fabulous in my book! The staff is great, so cut them some slack. They are people too and need support to handle complaining residents like you... oops..did I say that out loud? Yours Truly....

I have lived here for almost 2 and half years. Since then i have had 3 eviction notices on mistakes made at the office. First they lost my two money orders for rent because i had familiar Latin last name I took this to be racist, but whatever. Second one they put on on my door because i was one day late for rent on holiday weekend . Then last time they saw a cat at my door and assumed i had to two cats and were going to charge me fine.Granted they were resolved but with allot of complaining. The apartment i live in is huge and much cheaper than anywhere else. My only thing is that the management can seem to get correct schedule with maintenance crew they always contacted at the last moment. They are great team and do a good job. I just hate the new managers allot. Also so call free cable is 29 dollars of my rent. Since 2007 new ownership my utilities sewage, garbage, cable, have gone from 31.00 to average of 49 dollars. the break down 11.00 water and sewage, 12.50 garbage, 29.00 cable, then utilities processing fee of 10 dollars. Seems every thing has a processing fee. Its like those old wamu commercials that had a guy deposit 50 bucks after all the fees he had 5.00 dollars in his account

Please don't complain about the F16s. My husband and the other men and women who work on this base are the ones running and flying them and PROTECTING YOUR ASS! Think of it as the sound of FREEDOM! Freedom to watch television and complain like you are doing here. Thanks. :)

Really if the F16s stopped flying overhead I'd lose my rights? No one on Hill AFB is fighting for American rights. Our rights are not currently at stake. And they surely don't have to be using their afterburners directly over the city and at 11pm when people are sleeping.
