The friendly attitude of the management is not matched by competence or genuine consideration.
The day that the apartment manager had asked me to come in to do paperwork turned out to be her day off. The other office people gave me a key and accepted my check ... but when I came back three days later they told me I owed more money. Apparently a deposit policy had changed during the week between when I'd spoken with her and when I'd moved in, and it took days to resolve that.
The apartment was in very poor condition when I first moved in. It was clear that no inspection had been performed since the last tenants had moved out. Most of the windows were caked with some white substance that could only be removed with a scraper. The ceiling fan would spin around dangerously when turned on, a few of the lights were out, the second bathroom fan didn't work at all, and both closets' doors were busted. It took a month to resolve most issues, some have just been ignored despite repeated requests.
Maintenance requests are frequently lost in the circular file, and it is very rare that they will give you any indication as to whether a maintenance issue will be resolved today or next week. I've actually been told that an issue would be resolved on the same day only to find out that it was rescheduled for weeks later without notice.
Most of the washers and dryers in the communal laundry rooms were broken until recently. Now, with new washers and dryers, a few haven't worked since they were first installed.
The claim of 24-hour maintenance is untrue. The pipes backed up, flooding the apartment on a Saturday evening, and despite messages to maintenance, I didn't get a visit until Monday afternoon. This same problem was repeated with my neighbor when he first moved in and then a few months later. An electrical outage in part of the apartment was similarly ignored and has been ignored to this day.
A few grounds safety issues have arisen that were reported and ignored for days. (Falling drain pipes, at worst.)
The management office is staffed with friendly, but empty suits. On occasion, they're passive-aggressive, but most often just unresponsive. They have no apparent ability to genuinely address most issues. And to be sure, there are plenty.
The parking spots are assigned per apartment and usually requirement a decent walk. It seems that spots are assigned to be at least one-quad away from your apartment, despite closer available spots that are in turn assigned to people some distance away.
I would recommend avoiding Layton Meadows unless you simply have no other options available. I'm going to leave as soon as my lease is over.
