These apartments get alot of thier funding from HUD through the form of tax credits and therefore benifit low income renters. income restrictions apply.
Management:
Management is condescending, and not very dependable or trustworthy, constantly lieing through thier teeth. They go outside and smoke ciggarrettes while leaving the door wide open exposing you to thier nasty stench while you work out in the excerise room. Management gets paid commission, so they'll sell thier soul to get you to sign or renew your lease. Theres a high turnover rate with the managers here to.
Move in:
I moved into this place before inspecting my apt, being reassured by management that the apt would be ready by move in date.. Big mistake! They lied! It had a brokin fridge, poorly functioning door lock, ciggarette burns in the carpet, a bedroom door that wouldnt shut, smoke detector batteries not replaced, bent mini blinds with missing valance covers, and a very dirty oven.. Whoever they have do thier painting sure does a sh_tty job. I found paint splatter on the carpet, cuboards, fixtures, doorknobs, and windows! So before you decide to give them your application fee and sign your lease, make sure you inspect first! Do not expect consistency from the office staff.
The Lease:
The Lease is very stringent and should be one of the first red flags for not renting here. It is designed to take away some of your basic rights. The right to breathe clean air(smoking adendum), the right to have a set price during a lease term. Watch out during lease renewl, they will jack your rent up to 40% of your income. And if they dont get that 40%, they will turn around and backstab you a month later after you sign, by puting a notice on your door for a rent increase and jack it up to 40% anyways. Even if your income does not increase, they will do that to you. Your ultimate goal when renting here is to only pay 30% of your income towards rent. With thier lease tricks and scams alone i wouldnt recommend this place.
Application Fee:
They dont screen the tenants very well, allowing illegal aliens and people with felonies to rent here.
The Deposit:
The deposit is $250 and you'll have to live in your apt 2 years minimum to get the full amount back. They didnt give me a statement or explanation as to why i didnt get my full deposit back, even though i left the place cleaner than i had recieved it and everything was done as required by thier move out cleaning checklist.
Parking:
Parking is a joke..Charging low income tenants for covered parking is greedy and shameful. Half of all covered parking spaces go unpurchased and therefore go unused. On my side of the building alone, there is 5 vacant spaces out of 8. For most of us, paying $10 a month for covered parking can mean the difference of paying for rent,food, and utilities. For those of us that park in the uncovered spaces, finding a decent parking spot close to your building on the weekend can be a very daunting task because management rarely enforces the parking policy, even with repeated requests. Expect to see abandoned broken down vehicles with expired or no plates, sitting in the open parking spots for months if not years. Even if the contracted towing company tags these types of vehicles, the management will often not authorize thier removel. The covered parking lights have been permanantly off for 1 1/2 years, attracting crime. With no lighting in the stalls, thiefs think the complex is an easy target and hit 10 cars by our building, stealing gas and doing damage.
Maintenance:
Maintenance is very slow here because they are understaffed. There is only 2 maintenance personell and not only do they do all the building maintence here at Heritage, but they also do all the building maintenece for thier other property located about 3miles away called "Coppertree". Its very obvious how slow maintence is when It takes them 1-2 weeks for basic requests to be fulfilled and upwards of 2 months to get less important repairs made. Took them 2 weeks to come over and fix my fridge. Took them forever to replace my smoke detector batteries when i requested it. Took them 2 weeks to fix my A/C while i had to endure stifling hot temperatures during peak summer.. Maintenance doesnt leave you statements when the're finished with a request, so that they can accuse you of damage and charge you for it, or accuse you of not being at your apt when they mysteriously show up when they actually didnt. Brian Taylor is the head maintenance man, he is not very personable, and has anger management problems. If you ever wondered why it takes a month for the maintence man to special order a part for your apt, its because Brian stores his snow mobile in the storage shed, taking up valuble space to keep parts on hand.
Construction:
The apartments are modernized and built ok, but the layout for the 1bdrm apts is very poor. Thermal insulation is fair, however sound insulation is poor. The top floors creak. kitchen sink, bathtub, and master bedroom are all small in design.
Plan on using 1 ply toilet paper if you dont want your toilet to plug up. The Central Air/ Furnace unit emits an annoying electric humming sound that always annoyed the hell out me.. The heating system uses a Hydronic system that takes hot water from the water heater. Becuase of this type of system it can be a challenge to take a bath/shower while running the furnace at the same time. The heat vents are located in the ceiling so your heat disapates faster than if they were located in the floors. This is the dustiest apt i have ever rented and having the vents in the ceiling exasberates the problem even more. Dust accumulates on everything in the apt at a very fast rate. The aluminum mini blinds are poor quality, cheap, and bend/break easily. My 1 bdrm apt didnt have a storage closet like the 2 and 3 bdrms do (what a rip off). If you happen to have loud mouth neighbors living below like i
had, you will be able to here them through the floors.
Grounds:
The property looks fair if you can look past the missing fence slats, the rusted railings that look like they have never seen paint since the place was built. The rampant gang grafitti makes the place look ghetto. They use a cheap unlicensed
contractor for thier lawn care and snow removel needs. This contractor has no business license, is not bonded or insured, and uses illegal alien help. Snow removel is mediocre at best. The snowplow driver pushes snow undernieth and right up against your vehicle's bumper and maintenance dont shovel it out. After a few snowstorms, you can imagine what kind of obstacle course full of ice awaits you. Maintenence doesnt remove snow that collects/drifts underneith the carports. A lot of the security lights are burned out and some of them havnt been changed in years. dumpsters used to be emptied twice a week but bacause they were too tall, kids and elderly had a hard time getting thier trash into them and so garbage kept piling up next to them. Later they changed to smaller sized dumpsters in an attempt to alleviate the problem. However, this only made it a noisy inconvience for tenants. Now we have to listen to dumpsters being emptied on a daily basis and trash overflows the top of these dumpsters and garbage stil piles up on the ground.
Safety/Health:
The crime has increased in the area. If your a non-smoker, dont get a top floor cause youll most likely have ass_holes for neighbors living below you, smoking like chimneys and drafting it into your apt. They also tend to smoke right next to thier
front door and youll get a lung full of the crap everytime you step out of your apt. Due to missing fence slats, a little girl was bit by a neighbor's dog on the other side of the fence. There is also a fair amount of illegal aliens living here that can't speak english. There has been some burglaries here. To learn more about crime at this property, check with the local police dept.
Traffic:
Traffic along 3500 is heavy..Theres a townhome community to southwest of this property and thier only major access point is a narrow alley thats sits right next to our entry/exit. However there is an alternative, but the townhome resdents prefer the alley to come and go. These people are rude drivers constanty cutting us off while waiting to make a turn out of our complex.
Noise:
There is what seems to be endless dog barking coming from the adjacent townhome neighborhood to the east. Plan on being kept up all night listening to muts barkin thier heads off. Lots of unsuporvised screaming/yelling kids congregate outside the complex on a day to day basis. Theres a 90% percent chance you will have ass_hole types for neighbors living below you that yell, scream, party, argue and fight at all hours of the night. Nothing quite like hearing the latest domestic screaming match. I got a daily dose of the neighbors below vibrating my apartment with thier stereo and shaking my apt from slamming thier door... Then of course you get to listen to the noise coming from Rocky Mountain Raceway and the shooting range to the southwest. The property also is within proximity of train activity and you'll accassionally hear a horn blowing.
Pool:
Every year the pool and hot tub opens on Memorial Day except last year it didnt open til 3rd week of June and they didnt even open the hot tub! Usually when the pool and hot tub does open on M-day, they turn around and close them down for a whole month due to some made up bs from management, claiming vandalism had occured. Yeah, like the rest of the residents should be punished for that, But if truth be told they probabbly close it down so that they can smoke thier nasty ciggarettes right next to the clubhouse backdoor without worrying about offending tenants. They have this rediculous pool rule where you are only allowed to have friends at the pool on Tuesdays and Thursdays.
Exercise Facility:
Is small and space is cramped. It used to be open til 10pm 7 days a week but as if maintenance isnt lazy enough. They got tired of coming out of thier free apt to lock the place up. So now it is only open during office hours from 9pm to 5pm Mon -fri.
Laundry Facility:
Has a brokin doorlock and some of the washer and dryers go months without repair.
Utilities:
Utilies are affordable here. Water, sewer, and garbage are included in rent. The water heater is located outside your apt so expect it to cost more to run in the winter.
Pets:
Tenants are allowed to have cats. Pet deposit is $200 with the possibility of having to pay it as non-refundable, so pay close attention to the pet agreement that you'll have to sign. Pet rent is $25.
Mail:
My mail terminal did not have an outgoing mailbox. You'll have to take outgoing mail to the office. I dont trust the office handling my mail because they arnt always at the front of the office to make sure it doesnt get stolen.
Every year i that lived here the quality of services kept getting lower and lower, while rent kept getting higher. If your desperate and don't mind not getting what you pay for then this place for is for you. If you have manners, cilvility, and respect for other people and yourself, then stay away!
One thing i learned about renting here. Never will i ever rent housing from a corporate entity again.
