maintenance is a joke

My rent includes basic cable and pet rent. water and sewer and trash is also paid to the landlord but it is quite expensive - for one adult I pay about $30 a month following a $5 increase implemented 2/06. since i moved in i have placed several maintenance requests that in my opinion were reasonable. maintenance would come out and not fix anything at all, saying that they would send someone else out or "fix it in the spring". The main issues I have had are my celing fan rattling, a leaky dishwasher, a puddle of water around my air conditioner, a faulty and unreliable thermostat, and 3 floods resulting in soaking wet carpet on a ground floor apartment. The dishwasher was fixed after way too much hassle. A separately contracted carpeting company came out and dried my carpeting. When I complained about carpeting stains, the carpet was not replaced. Only cleaned. The cause of the floods was resolved after the 3rd attempt. When I complained to management I was told they did not know that their maintenance crew was not completing the requested work ticket. I see their maintenance driving around on golf carts and leaving muddy tire ruts in the ground where it is easy to trip and fall. I have complained but nothing has been done, even after I witnessed a woman fall and twist her knee on a tire rut hole in the ground. After a recent snowfall the walkways were not shoveled. Maintenance is lazy and the leasing office staff claims ignorance. Not good enough for the high rental rates they charge, in my opinion. I can't wait to move out.
