Good...up until you move out.

We moved into this complex and were pretty happy with it for the first 3 or so months. The upstairs neighbors tended to get a bit noisy, but for the most part it wasn't that bad. Then after a bit, you can hear everything your neighbor does, and I mean everything! If they had bad tacos the night before, you will hear about it the next day. Every time they use the restroom, you get to hear it flush. Every time they move basically, you get to hear it.

The bathrooms have a huge problem with ventilation, so during the winter months, tons of mold tends to grow around the bedroom windows. The doors are pretty flimsy compared to normal bedroom/closet doors. Other than your front door, which is made of metal and weighs about 113lbs. They are self-closing doors, but not everyone in the complex seems to understand the purpose of it and they let it slam. On more than one occasion, objects fell off the walls of our apt due to doors being slammed by neighbors.

As far as appliances go, we had an overall satisfaction with them in the kitchen. Other than the garbage disposal, which would rattle things off the counter and sounded like it was going to take off right out of the kitchen with the sink. We replaced the faucet in the kitchen at our own discretion because of the low quality.We had our dishwasher worked on twice during our 15-month stay, mostly because the water pressure was lousy.

This is a very pet "friendly" complex. They have dog treats in the office and provide "pick up" bags in the pet area.Other than some residents not picking up after their dogs, it was a rather clean pet area.

There is a creek that runs through one side of the complex on the North side. This creek reeks of sewage and I never once saw it cleaned or freed from debris. The creek did back up once due to weather and ended up flooding the parking lot and grounds. Didn't smell too great.

As far as parking goes, you are provided with one covered parking spot as well as the option to rent a garage. There are also ample amounts of uncovered parking, as long as you don't mind the walk. We opted to renting a garage after two break-ins to our vehicles so both could be in a lit area. Our garage door ended up coming off the rollers and putting a dent in the trunk of our car. It was fixed, but continued to fall off the rollers or break for 3 months. They eventually moved us to a different garage. We saw some people using the garage for storage sometime later, but they never did get the door fixed.Our neighbors had their car broken into for the third time during their lease. They moved shortly after the third break in.The Peak Alarm patrol told us he saw a guy running from parking lot upon finding the broken into cars, but he didn't give chase, as they are not the police. They are there to basically watch it happen' The surrounding neighborhood is a pretty high crime area from all the areas I have lived at in SLC. There were nightly visits from the SLC Police at the apt complex across the street. (You can simply avoid this by not getting an apt that 3rd East runs along) 3rd East has also turned into a racetrack...so if you have children, keep them away from this street.

They do clean the pool and hot tub, but people tend to leave their beer bottles all over the pool area.

Someone ended up crashing into the mailbox area shortly after we moved in; it was never fixed even after our move out. It looked pretty dangerous to get your mail out, and also the very first thing you see when you pull into the complex.

Upon the completion of our lease, we decided to move closer to downtown. We cleaned the apt and during our move out inspection, we were signed off as being "ok" and only minor touch paints were needed, but they weren't going to charge us. We actually had a credit coming back to us for overpaying on rent a few months. Two weeks later we receive a letter in the mail detailing our move out inspection and that when they went back, they decided to revise our move out inspection. To our surprise the new move inspection, they were charging us over $900 for new carpet. Due to "damage" they were ripping up all the carpet and replacing it and padding. Now, I know there were some stains and spilled drinks on the carpet, but we talked to a steamer and he told us that it would come up no problem. We offered to have the carpets cleaned 15 days before we moved out, but were instructed by the office management not to do so because they would end up cleaning them anyways, regardless if we cleaned them. So we didn't. We called up the office to question the move out inspection and inquired why upon move out that everything was "satisfactory" and all parties were signed off on the Move Out Statement as getting a refund. They informed us that they attempted to clean the carpets but then ended up replacing the carpet and the padding.Totalling over $900 minus our refund. We disputed the charges with the Metric Apt Management and then 10 days later, we get yet ANOTHER revised statement showing only $650 because they didn't "end up replacing the padding" but if we would of paid when we received the first bill, we would of paid for the padding to be replaced. So was it replaced or not because there are people already living in the apt we moved out from'

We are now taking this to small claims court, because no where in our Lease does it state that upon a completed and signed off Move Out Statement, can they go back nearly 2 weeks later and alter a signed document without our presence and then send us a bill for it.

What a nightmare. I will never recommend anyone moving into the Preston Hollow Apts or any apt complex owned by Metric Property. odusyNYCcZ7yL3Bj5JtG

I am the apartment manager and what this resident has failed to mention is that they had a dog in the apartment that saturated the carpet with urine. At first glance the carpet appeared to be clean and have no odor. It was masked well. Unfortunately after a few days the smell came up and we used a black light to confirm that what we were smelling was pet odor. As a luxury apartment community we would never make anyone move into an apartment that smelled of urine. The price of the carpet was charged to this previous resident fairly. Regardless of whether or not we said there was a charge for carpet at the intial move out inspection the fact remains that the carpet was ruined due to their pet damage. Preston Hollow is a great and fair place to live.

I am appalled by everything in this "luxury apartment community". Some of the management staff is horrible, trying to get them on the phone or to return a message is horrible, and safety is always an issue. I recently fell due to a loose step not being fixed after we had told the management several times it was loose. Luckily I was taking down laundry, otherwise it would have been a lot worse. My husband was attacked by another renter's dog and then we had to deal with all the staff talking about it when it clearly should have just been something that the manager was concerned with. I recently had my truck broken into, along with the car nest to us. Someone called the cops to report the burglar's vehicle description and the nearest officer responded. He saw the vehicle and followed them until "the vehicle sped up and I did not follow". Lights are always a problem, as well as noise at the pool at night during the summer. Mold along the bottom of the bedroom window was painted over with kilz spray paint and is now back. The carpet looked clean when we moved in, however within 2 weeks spots began to come up. I have steam cleaned the carpet several times to get up stains, whether ours or old. The carpet also gives off this light grayish-white powder. I dust all the time and its always there. I just can't wait to get out of here.
