The Worst Apartments in Orem

Do yourself a favor and DON'T LIVE HERE! I wish I would have looked up reviews of this place before I moved in. I will never again move in to a place without researching it thoroughly first. This place has taught me that lesson. It has a history of being slapped with lawsuits for trying to intimidate it's tenants, and the number of registered sex offenders around here is much higher than the average in the Provo/Orem area. I felt unsafe all the time living there. There was one particular experience, where I was getting out of the shower, and I heard a knock on the front door. There was no one who should be visiting me around that time, and I had seen no notice of maintenance being done on that day, so I was puzzled who it would be. I was scrambling to put clothes on before I went to answer it, when I heard a KEY TURN IN THE LOCK, and someone step inside my apartment. I heard a man's voice say "Hello' Hello' Hello'" and begin walking around my apartment. I heard him go into the office, and start going through things. I called out from behind my closed door "Excuse me, can I help you'" No answer, he just quickly left the apartment. I went down to management and said "Did you send someone to do maintenance on my apartment today'" They said no. I told them my story and they sort of just shrugged it off. I said they should pay strict attention to who has keys to the tenants apartments, so that they didn't fall into the wrong hands. They treated me like I was overreacting. Dude. SOMEONE HAD A KEY TO MY APARTMENT AND WAS GOING THROUGH MY STUFF. How would anyone react' The cops were constantly being called there, for a number of different things. It wasn't uncommon to come home and see the cops busting someone for something in the parking lot. We had two separate different neighbors try to sell us drugs. The neighbor who tried to sell us meth would often stay up all night having screaming matches with people on the phone.
Maintenance is awful. You have to ask three or four times before they respond to maintenance requests. (If they respond at all, which, sadly, is sometimes the case.) The grounds are ALWAYS, and I do mean always, covered in dog poop. I stepped in it countless times. The management of the place is probably the worst part about it. They are VERY shady. They'll act nice initially, but turn on you on a dime and act skeptical about complaints. When we were thinking about moving in, the woman showing us around said cheerfully, "Oh, and the utilities are included in the rent!" I thought that sounded too good to be true, and asked "Really' They are all included in the rent' That seems like a great deal!" She smiled and said "I know, it is!" So when we started getting utility bills each month, I said to another woman "When we moved in, we were told all utilities were included in rent." It turns out, it just means you are billed for utilities each month, and you are supposed to pay utilities WITH your rent check each month. We were debliberately mislead. They will also tell you that you are signing a "1 year lease," and if you look at the paperwork, it is actually a 13 month lease, and they don't put your move-in-date as your actual move in date, so that you end up staying longer. In our paperwork, they put our move-in-date as a MONTH after our actual move in date, a detail I didn't notice until I was getting ready for our lease to be up. When I asked about it, the woman said "That's just they way it is." And told me that if I broke our lease we would be charged with $3,000 worth of fees. After signing a "1 year lease," we actually had to end up staying there 14 months. I also found out that you are expected to give them 60 days notice that you are leaving before your lease is up; if you don't give them that notice, they charge you rent for an extra 2 months. SHADY. Also; I've been asking around, and have not found one previous tenant who has ever gotten their security deposit back after moving out. These were people who I KNOW left their apartments clean. I would be curious to talk to someone who has gotten their deposit back.
I've lived in a few different apartment complex's, and NEVER experienced the kinds of things I experienced there. I am a good tenant, and have never ever had a problem with management. The management people at Village Park are SHADY. The place is a dump. Very unsafe. Ugh. Just don't move there.
