Bad Management- BEWARE!!

Watch out for deposit scams with this place. Also watch for big fee's and non refundable deposits. Even thought they tell you something different when you sign, they DO NOT refund deposits. In fact, they will nit-pick to make sure they do not refund deposits. If you have APPROVED animals, BEWARE!! Your neighbors will walk thier dogs in front of your complex, let them potty, and not pick it up!! YOU WILL BE CHARGED FOR THIS!!! Oh, that lovely pool in the picture, BEWARE!! No maintence is every done. All residents have to clean it before they can swim in it. Had a few people over, we all got sick from swimming in it a few days ago. 7/4/08 Manager will harrass you about your animal, fine you for whatever they feel they want to, and will make up reasons to fine you. All rules for people living in complex only apply to whoever is not "favorite" list. They will enter your apartment without notice to inspect for whatever, whenever they feel neccessary.

They gave me a notice for a Monday morning, then did not show. Took the day off work and everything. Told the manager that I would need a 24 hour notice because I leave my dog uncaged while at work and not sure what my dog would do if I was not there. Manager stated that even though a notice was given for Monday, they could enter at any time. I posted notes on my door, Beware of Dog, because management would not give me a date and or time of so called "inspection". The following Thursday my apartment was entered. My dog was caged when I went home that evening. A report was filed with local PD.

I had the same problems when I lived there. They lie about the deposit. The night I move out my place was broken into by another resident that isnt suppose to live there due to no felons are allowed to live there, but the managemnet dosent follow those rules and I know of 4 felons that live there in different appartments. I get fine for dog poop while I was on vacation for 2 weeks and my dog was with me.

Hypocite! Who's complaining now. When I moved out, and took a different job in a different state, I was working for Roy PD. They are many complaints on this complex. Go look them up. Sounds like you got the time to. And just remember your so called karma about people complaining. Why are you complaining again, oh right, your wife is a residential manager??? Well, ask about the mold tests that have failed in those apartments as well.? I am sure that is something that is public record with the health department. Neighbors that were going to move in a few away from me, highered an attorney to get out of a lease because of the mold that was growing in the new apartment, and the manager didnt want to refund deposits. They were there only a week. Look that up with the time you have, and uh, good luck on your karma.

There are no mold reports at the health department, the manager does not enter apartments without a 24 notice unless it's an emergency, as stated in the rental agreement. Management does not keep deposits without a valid reason. There has to be documentation to back up the charges, like cleaning bills and pictures of the apartment and how it was left, etc. If you clean your apartment you will get your money back. Management does not enter apartments to cage dogs for the fun of it, in fact, management usually doesn't enter if there is a dog even for a work order and permission is given. No one wants to be bit. There is no report filed with the police department about the issue stated above. There are not 4 felons living on the property. Management DOES check criminal backgrounds, and prints out an approval report for every resident over 18. They go back FOREVER, where as other complexes only go back 7 years. They do not allow more than 3 misdemeanors and do not allow ANY misdemeanors for violent acts against others or theft, even if it's less than 3. As for the incidents stated above regarding the "mold", I think you should get all the facts before you jump to a non-factual conclusion. The point is you can't please everyone, and EVERYONE runs into unhappy customers in their business, including even you. No one is perfect, don't always believe what you hear, find out for yourself and try to walk in others shoes before judging. Royal Gardens has a lot of happy residents that enjoy living here, and if anyone has had a bad experience here it's because they chose to. Management will do everything possible to ensure residents are satisfied, and love their apartment home. I think it's better to bring issues up to them so they have a chance to fix it before you plaster your opinion on the internet. That's not fair to anyone. If we all had a website where people could talk bad about us, no one would be happy, because no matter who you are you will always have at least one person that will say something bad. Its called life....
