I have to say though that the managment seems rather strict with certain things. Be careful about writting checks for your rent, if they bounce for any reason they charge you a $75 NSF fee and an additional $50 late fee. If they have to put a notice on your door regarding late rent they charge you $15 to put the notice on your door. It seems they find a way to charge you for anything. If you happen to have your rental on the north side of the complex (next to Van Winkle Way)get ready to be woken up around 12-3am by LOUD roaring down the street of people racing their cars. I'm a non-smoker and have not had a problem with people smoking but then again it could just be where I am located. It DOES say in the contract about smoke coming up from other peoples apartments etc and that you signed it, but it also says they should accomidate and move you to a different complex if you are having problems with people smoking. Not sure how helpful they are with that myself though. If you have kids, they are strict with them riding bikes on the walkways or happen to go in the grass, they have a strict policy of what you can and can not have on your porch and will notify you if you break the rules. They give you the evening before about any notice of them entering your apartment for check ups etc. it's not really 24 hours more like they post them at midnight (seriously) and they enter your apartment around 10-2pm the following day. I was planning to go month to month and not renew since this year (2006) they are raising everyones rates... mine was raised about $100 more than the previous years I had been living here, on their note they say "Renew your lease today for your new money saving rate!" How do I save money when my rent goes from 530.00 a month to $632 a month'' If you plan to go month to month they will still charge you the new rate plus $150 more and they say the $150 is because you get to give a 30 day notice instead of 60 days to move out...'

I hate to say it but since the new managment took over since a little over a year ago they have been very unfriendly and unhelpful to their residents unless it has been the same managment team all along but have new staff now... who knows :(

Would you pay 632 for a 1 bedroom aparment' Please continue looking elsewhere you can find a nicer, newer complex for cheaper than their going rates here. My electric bill in the summer time is about $60-$90 a month ($20 a month for natural gas) because I'm on the third floor, I have my thermostate at 80 degrees and it never seemed to help, I even raised it to 85 in hopes of cutting costs but nothing happened in my bills. Winter time I keep my apartment thermostat at 62 degees and my Natural gas bill is about $60-$80 a month ($20-$25 for electric) I am a single person and have no one else living with me. Add that to the current rent and decide if this is worth it.

Hope you find this review helpful, I have given my honest opinion on this place.
