I've been living at Emigration Court for a year and just signed up for another year. The previous reviews contain OLD info, including the 2008 reviews. For instance, the drunk students pulling fire alarms and flooding the place happened about 1.5 years ago (and they have since been kicked out). Noise is not a problem except you can sometimes hear people going down the hall, but that's from hearing them through your door. I never hear my neighbors on either side of me or below me (I'm on the top floor, so no neighbors above). The hot tub has been HOT since about January 2008. I like having the trash rooms b/c if you've ever lived in a place with a shoot, you know it gets jammed all the time. The grounds are always maintained. The lobby and hot tub are impressive to friends that come over. I love that can have people over and not worry about them having to find street parking. I haven't had any car break-in incidents, nor do I know anyone that has. I haven't had anything break in my place, but maintenance came within 24 hours to replace my lightbulbs (valuted ceiling). There is new staff in the office that does a much better job than the previous staff. My utilities are super cheap since everything is EngeryStar (I pay maybe up to $50 total for ALL for heat/gas/electric/water/waste) Also, it's so close to downtown - no commute!
