Cons outweigh the Pros

Cons:
-Poor security in parking lot - the people above me have had their car broken into three times. My car was broken into once (and I consider myself lucky). Another friend of ours that lives at that complex has had their car burglarized several times and then stolen. We've heard of several other break ins. I'm glad I live right in the middle of the complex off a main street, otherwise I'd be worried about saftey and more breakins.

-Lack of professionalism and service in the office - One of the leasing agents is incompetant(Make sure you speak with the office manager or asisstant manager). We were not allowed to see the apartment before we moved in. We put down a deposit ($400) to hold a third floor apartment and on the day we were supposed to sign the lease and move in, we were told that there never was a 3rd floor apartment for us and that they didn't take any responsibility for their leasing agent's misinformation. We didn't have time to look for another apartment and I was sorely disappointed by the office's lack of interest or sympathy. One of our friend's in the complex had the same issue of not getting what they wanted so if you move there make sure you know which apartments are on the 3rd floor and get it in writing! Level of service was poor overall.

-Maintenance slow to respond - Maintenance came within 24 hours of us moving in to fix any thing that was broken. After that inital visit they have been slow to respond to all other requests. For example: I called emergency maintenance to report a very bad leak (down pour, really), visited the office twice and submitted two requests in writing to have the leak repaired. It took a month to get someone to even look at it. When talking with our upstairs neighbor, we found that this has been an ongoing problem that management refuses to resolve. I am concerned about mold and mildew and miscarried a pregnancy during that time. I'm not saying that I think it was the cause but had hoped for a more considerate/quicker response due to my situation (I wasn't asking for more than what everyone would expect). We have since had two more leaks and will be moving as soon as our lease is up.

Noise & Parties - During the summer especially, renters throughout the complex have get togethers out on their patios. This last summer there was a party that was busted up by the cops, but not until after two in the morning, and two people were put in intensive care after some party crashers beat the snot out of them with baseball bats. I heard about the details from the office staff (You'd think they wouldn't want to spread that kind of information.

Apartments are much older and run down than the model: We needed a lot of things repaired when we first moved in and the sink is stained, dinged and looks disgusting. Plumming is old. Cabinets are dinged up and made with cheap materials. Carpet stains, and ant infestation when we first moved in.

Pros:
Beautiful Landscaping - but make sure you apartment is as far as possible from the ponds as they have a distinct and unpleasant smell in the spring, summer and fall.
(Mostly) Good Neighbors
Nearby Schools
Okay price for sq. footage (Since now looking, we have found better.)

Its really shocking to hear this. I have been staying at these apartments for over a year. We havent had any car break ins. I think break ins happen when thief's find something worth stealing in the car. So if you want to prevent it, make sure u don't leave anything appealing in the car. Afterall you are parking in open and not at your garage. For us, all problems have been resolved within 24 hrs even on a saturday unlike a lot of apartments who don't offer any service on weekends. And yes we stay right infront on the fountain and in the last 1 yr, i think the pond smelled just once or twice, but they keep changing the water so it shud be fine. The only thing we have had a problem with is that there were too many cats dont know if they were stray or pets but just too many roaming around and wen we took it up with the managment they said they couldnt help it.
