Tenant Review.

Years at this apartment: 2009 - 2009
Since the only other review is 5 years old, I thought I'd write a new one.
I'm a student going to the University of Utah, and after a rather horrid time at another apartment complex (which you'll find under my username if you care to search), this is the place I chose to move to.
With as little reservation as possible, I can honestly say I enjoy living here now.
The apartment manager is a sweet lady with a cantankerous side who genuinely enjoys her job and helping tenants. She's always good for a quick chat and a quick laugh.
The apartment grounds aren't terribly large, but there's a community garden present, and the place has a pool during the warmer months which is kept clean and safe (I've used it a few times myself during the triple-digit weather).
The building itself is well-made. The floors and ceilings are concrete, and the walls between apartments are thick enough to make noise practically a non-issue for your average tenant. This is one aspect I particularly enjoy, as I have a very sensitive sense of hearing, and I've been able to find relaxation in this place. The most I hear is the occasional murmur while a movie is being played loudly next door and I'm right up against the wall. If I so much as switch on my own television or move into another room, I can't hear a thing. It's fantastic.
Every room has some sort of balcony or porch area. Some are finished with windows and carpet, some are not. I got one that was and have turned it into a garden area as it faces South-East.
The tenants are quiet, very helpful, and all around friendly. I haven't met one yet that doesn't make small talk or hold the door open for other residents (which is important since the place is kept secure with special keys, otherwise you're staying out!). There's a definitive sense of contentment here, and some residents have been here for decades - which is enough to make any potential tenant think good of the place.
The rooms are spacious and very well laid-out.
I have yet to see a single bug inside the apartment (my garden area excluded), and there's not a single sign of current or previous infestation. It's very clean, from carpet (which they plan to replace soon) to the ceilings. All in surprisingly good shape for a building that's nearly 40 years old.
The only downside I can mention is that a few rooms don't have dishwashers, mine included, and the appliances are a bit old-fashioned - but they still work just fine. In fact, my refrigerator has a habit of working too well.
There are a few extra costs required of tenants to be aware of beyond simple rent:
-You must purchase a wireless internet plan. It's (currently) either $20 or $30/month for 1Mb and 3Mb respectively, and the entire building has a signal. I wasn't particularly crazy for the low speeds, so I purchased a 7Mb line from Qwest nearby, but for anyone who's just doing internet browsing, it shouldn't be that bad.
-A (currently) $65/month fee for basic utilities. It doesn't include electricity, but it does include all of the heating and cooling. The rooms are fitted with some pretty decent temperature control, and the A/C units are definitely capable of cooling the place down. During the summer, it probably saves a few bucks as traditional A/Cs will rocket your electricity bill.
Overall the place actually feels like a livable abode. In my previous apartments I was dreading for having to stay there until the end of the lease (and in-fact, I got out much sooner), but here, I'm thinking I'll stay here as long as I can afford it or until I graduate.
It's really a good place to be.
P.S. - Contrary to the buggy website, the place does not have W/D hookups. Just a laundry station on the first floor, which is kept very clean.
