Thank goodness I only signed a six month lease! You can hear everything that goes on outside, upstairs, downstairs, etc. My airconditioner died in 100 degree weather and it took 6 hours to get maintenance staff there to fix it. We had a off leash dog that camped daily at my door to harass my dog. Staff was generally rude and unhelpful. New leasees got significantly lower rent. Don't bother with a contract because they are not prepared to abide by it. If you go out at night be prepared to wade through puddles as the sprinklers water more cement than grass.
