This is a _world class_ property. (I should mention that I was in property management for 10 yrs. whilst I put myself thru college. So I know the score, and I know what goes on behind the curtain. My props had a 95% renewal rate, 99.4% occupancy rate--I was no slouch; and I tolerate none in other prop managers either, especially where I live. To call me picky would be the understatement of the century.)

First, the floorplan for the 1X1 (912 sq. ft.) that I rent is extremely intelligently laid out; and the windows, you'll think Frank Llyod Wright designed the place. I live on the ground floor--I'm older so I thought of that before I moved in--and I have a 270 degree panoramic view. My utilities are 1/2 what they were in FL.

Yes, there are trains nearby--but they DO NOT shake the complex. (An absurd claim for any building with concrete foundations--unless the train is running thru the building.) I love trains, so they don't bother me. If you listen hard--and my building is closest to the tracks--you may hear the whistle.

Plenty of closet space, oodles of room, giant patio-deck, great landscaping--well maintained--work orders done the day BEFORE you submit them, garage parking at no extra charge, ditto FULL-SIZE w/d's, a gym, steam room(!!), heated jacuzzi, billard room and sauna and every apartment is a corner apartment.

I can say absolutely nothing bad about this place.

As for the maintenance staff--I've had 2 work orders for the 3 yrs. I've been here. They're all Bob Villa's.

Draw your own conclusions about the prop's condition from that.

Indeed, the place underwent a year back a complete facelift--from roof to ground--and ya know, I never noticed the work or the workmen; never once, for a second, was I put out. The place just kept humming along in a greased groove. Do you know what that took' Do you have any idea of how much the staff had to hustle to achieve that' Well, I do.

So...

Second, the staff: If I owned the Ritz Carlton, they'd be my pick for running it. Alison is beyond professional and if she wasn't married, I'd have hit on her long ago; Both Jennifers are dreams--both cute as buttons, vivacious but mature and no-nonsense when if comes to quieting people down; and Lacey, just hired, is great.

(As for using a blacklight to spot stains in the carpet--brilliant; stains have a nasty habit of returning in carpets, usually long after the previous resident has left. Count that as a plus for the staff if you're going to be moving in here and don't wish to be blamed for the previous tenant's messes.)

Our culture has a segment that can best be described as nihists; they presents formidable problems to any property manager--you know, the obnoxious types: the non-resident college students who like to crash the pool; the ------size-challenged guys who like to ramp up their car stereos or rev their hot wheels thru the parking lot; the pig guests who trash the grounds; the resident or guest parents to whom their screeching brats who destroy everything they touch (and touch everything they *must*) can do no wrong, etc. Those types made a *very* brief appearance here. Then they were vaporized by the staff, who responded with move-out notices, security patrols and with ongoing walks of the complex--all of it accomplished with politeness but also with firmness, resolve and conscientious attention to detail. Well, those bums are no more--that was 2 & 1/2 yrs. ago.

This is not only the best apartment home property in which I've ever lived--it's the best prop I've ever seen, shopped or visited; and I've visited some pretty snazzy props, costing 2 grand a month. Dollar-for-dollar, Sterling Village beats them all hands down.

If you are going to live in an apartment in the Ogden, SLC, Provo area, then the only apartment to live in is Sterling Village. When you move in, tell Al, Jenny, Jennifer and Lacey and the maintenance staff that Steven Brockerman told you to tell them: "I really LOVED my apartment!"

(Indeed, I wish I could take it *and* them with me. I shall miss them very much.)
