I Didnt Like The Freeway Noise.

The property sits right next to I-215 freeway and the noise it produces was quite annoying, excessive, and kept me from sleeping at times. The 1 bedroom unit i had was spacious.

The grounds were well kept except i didnt like the fact that many of the parking stalls including mine had thick caked on oil slicks and i would fequently unknowingly step in it and track it onto the floors of my apt. My request to management to have this dealt with went ignored.

One of the selling points they gave me before moving here was that i would get free cable. Well 6mths into my lease they took the service out for the whole complex.

The neighbors above me had these loud annoying pet birds that woke me up every morning.

When i moved in I gave them a $225 dollar deposit of which $100 was non-refundable( total scam in my opinion), that went towards things like changing the locks,and cleaning the carpet etc. When i moved out I cleaned the carpet which was over and beyond my reaponsibility to do. Then they kept an additional 3/4 of my deposit to clean the blinds. The blinds were less than moderately covered with accumulated dust, something which is considered normal wear and tear anyways.

If anything it should of came out of the non-refundable portion of the deposit. I called thier corporate office and protested, but they acted unconcerned and were unwilling to rectify the issue... Other apt communites provide you an itemized list of what needs to be cleaned during move out, which they failed to provide. I gave the office staff a low rating for ripping me off on my deposit.

While I lived there i witnessed seeing a group of hispanic males breaking a neighbors car window out at 3:00 in the morning to steal a stereo.

My apartment never needed anything fixed, so i dont know how they are in that respect. They did come in one time to check the smoke detector and and change furnace filter.

The rent is over priced at Valley Park for what you get. 40% of my income went towards rent here. The the 1brm apt i'm in now located in SL county is same size, but has more community amentities(like a hot tub) and includes washer dryer hook ups. Alot less crime here to and only 30% of my income instead.

Water/sewer/garbage was included in my rent, but i wouldnt be suprised now days, that Valley Park is charging separately for it.

Use up every available option you have before renting through these snakes.
