I lived in a one bedroom, 1.5 bath apartment at Abbotts Run for one year(2001-2002). Overall I found the complex to an enjoyable place to live.


The apartment itself was very nice. It had no structural problems and I had no real problems with pests. The bathroom and kitchen were very modern. The kitchen had an electric stove. The apartment had a lot of closet space and its own washer/dryer unit. Also the unit was very quiet and I rarely heard any of my neighbors.


The apartment came with three telephone jacks which was plenty for me. It proved to be too far from a CO for reliable DSL, however cable modem was availble through the cable company (COX).


Abbotts Run requires you to pay all you?re own utilities, including water. The water bill was a flat fee of $20 a month, which I did not consider excessive. Waste disposal is free and a compactor is provided on the premises. One good thing about the complex is that is has plenty of parking. And, unlike other properties, Abbotts Run does not designate spaces for guests, so you do not have to worry about inviting someone to visit only to find when they leave their car has been towed (as has happened to friends of mine in other complexes).


For the location I found the rent to be reasonable for the unit I had. There were no hidden fees and I found the staff to be very helpful.


The complex is located just off Route 1 near Fort Belvior. It is a rather quiet neighborhood(mostly young families) and proved to be very safe. To my knowledge there were no problems with crime in the area. From the the complex to downtown DC is about 30-35 minutes in light traffic (however in heavy traffic expect a drive of over an hour). The nearest metro stop is Huntington, and it is about a 20 minute drive to the station. A typical cab fare to the station would be about $15. While the commute to DC is rather long, the location does offer several alternate routes (GW Parkway and I-95), making it fairly accessible even in bad traffic.


I would recommend this apartment for anyone looking for a reasonable rent and also some distance from the congestion of DC and its immediate suburbs.
