Overall decent, but the rent increase is the kicker...

We are in month 11 of our year lease and trying to figure out what we want do--and quick. Our 2 bedroom apartment was "renovated" with all new appliances and washer/dryer and we are on the top floor. So the apartment itself has been good--we don't have noise problems, even from the people next door, and there is a good amount of space. Only occasionally have we heard anything from below, so we have been lucky. We have not had any problems with insects or rodents, but being on the top floor might account for that.
There are two really bad things we have experienced. The A/C is awful! We roasted this summer, being on the top floor makes that worse and we do not even get direct sun. We repeatedly put in service requests to have it looked at and all they do is change the filter. Like that is the problem. Fianlly, I got someone from the mgmt office to request us a new a/c unit (I thought I was making progress) but they NEVER came to install it! Then they called to ask how we were liking the new unit--imagine that! We just gave up at that point because they were switching the air over to heat. All the fans in the world did not help once it got over 80 degrees.
The second main problem is the huge rent increase! Ours will be going up almost $400 per month if we stay--that is ridiculous and then add utilities on top of that from $100-150 a month. The increase is really uncalled for, considering there are comparable places for less. We have never had a problem parking, but we are near the end unit with no apartments across from us so we technically have a little extra space than most.
Overall, our experience has not been that bad, other than the steamy summer months with bad a/c. We have heard the water is shut off sometimes during the day but the first time I experienced it was last Friday when I was home from work during the day. I know it does happen often, but being at work during the day so luckily we have not had a problem with it. Oh and the windows are pretty bad--I cannot even open them myself because they are so warped and when the wind blows, they sound like they will cave in at any moment. New windows would have been nice in the renovation process, but that was not on the agenda.
I like the location because my work is close by but if anyone has any suggestions of a better place, I would love to hear it! We are going back and forth between renting and buying so I'm open to suggestions....

If you can, buy! I still remember when the rent was under $1000 and it included some utilities. We are getting out of here, after 5 years, the rent hike does it.

I live in NPV and am leaving soon because of the rent increase too. After a lot of hunting, I found a great deal at The Reserve at Eisenhower - much newer building, and same square footage for about the same price (you can get a nice big 2 bedroom for $1500), and by a metro stop too. I'd suggest checking that out.
