Rent increases of $235 a month should be illegal! RUN FOR THE HILLS

Rent increases are criminal!! Archstone is all for new residents for one year then they hike up their rent $235 a month and say pay the increase or leave they don't care that I've never been late with rent. Their main goal is to get you for that one year there are plenty of people are moving into the area because its very transient so they really could care less about their "temporary-one" year residents.



I see there is a main theme here: the noise problem. No one in their right mind would rent from here if they knew how loud it is. It comes from EVERY direction. People are not very considerate of others so even if you try to be quite and courteous don't expect the same in return. It's so frustrating to be woken up five to six times each night because the noise. I can here the stereo of the people who live one floor down and one apartment over and they seem to like techno at all hours of the day and night without any regard for others.



The gym is a joke; I use the word "gym" lightly. They have probably close to a 1,000 apartments (with a few tenants in each apartment) here and the "gym" only has two treadmills and two elliptical machines. The room is about 8x10 and theres often people waiting for machines. Its very stuffy ((smelly)) and small and its not very comfortable for a good workout. For a complex this size they really need larger facilities to accommodate everyone. I cant understand the reasoning for the small gym, it gets used a lot so they should really think about expanding it.



The 24-hour service guarantee is a joke you have to call them multiple times to get them to come out for simple repairs. You have to hound them fix stuff. Most of the time I've called them and they said they would get to it today or tomorrow, four or five days later I call back and they have no record of my first request and this cycle repeats itself for weeks until you complain to the corporate office. The maintaince folks don't take their job too seriously here.

Unfortunately I currently reside at Archstone Newport Village however I'm surprised at the lack of complaints regarding the constant power and water outages. There is a serious problem with receiving hot water. The electric is often shut off for no apparent reasons and we are paying for utilities so no service is a huge issue.

There is no insulation in these apartments that means there is a huge problem with noise and smells. We can hear neighbors every move, even in their most intimate times. The smell issue is just as unbearable. My building reeks of many different international cuisines and spices, which on an occasion should be accepted in apartment living however, this is much, much worse. The smells are constant and clashing with each other. Not as unbearable is the coffee, cigarette smoke, popcorn and fried chicken smells all mixed in. I'm somewhat nauseous on a daily basis; this isn't just in the hallways but inside my apartment in each room including my bedroom and its difficult to sleep between the noise and horrendous smells. So I'm not sure which is worse the noise, the smells or the lack of hot water and electric but these problems are enough to make anyone kind a more comfortable place to live. The high rent does not equate to high-class living. You do not "get what you pay for" here. With rent this high there shouldn't be this many problems. I would never recommend this Archstone property.

I agree with all due respect the smells are REALLY THAT bad, and theres nothing that can be done about it I guess. You DONT get what you pay for here. This place is a dump and now with the rash of robberies and car thefts this place wouldnt be worth $500 bucks a month.
