If you have a pet (and even if you don't) I suggest you rent from somewhere else. The pet deposit isn't a depost at all...it's a privilege fee to allow your pet on the premises ($350 for one $500 for two) and the same with the monthly pet rent ($30-$45 a month) as well. And remember...the pet deposit is non refundable and does NOT attribue towards any damage that the pet does. They WILL charge you for that after you leave.
Each carpet is supposed to be in the apartment for 5 years. When they replace the carpet after you move out, they will subtract the amount of years you lived there from the replacement fee...which is $1100! We lived at Archstone for 2 years and ended up paying a total of $1070 in pet fees and rent and yet they still charged us $685 for 3 years worth of "carpet damage" and we are very clean people, our cat just scrathed up a 3 inch hole next to the kitchen door and they have to replace the whole thing at our expense "apparently".
Do NOT move here whatever you do...unless you're planning on living here for the full 5 years. They scam you out of your money while you live there and then scam you out when you move out. Our final bill came to $976 that we got 1 month after leaving the premises and we got professional cleaners to come in and take care of the apartment upon moving out. Money well spent obviously.

Check state law. Many states have a law that apartment management must replace the carpet after each resident, no matter how long a person lived there. They also cannot charge you for it. Maryland has this law, but I can't remember if Virginia does too.

You idiot your cat ruined the carpet they had every right to charge you! What dont you understand? Your cat ruined the carpet you should have to pay, period, its that simple!

UUUUHHHMMMM!! Ok what if you live in a place for 4 years and the place that you rented had the original carpets that were 16 years old and they had burn marks from ciggarettes and burn marks from the fireplace and had stains popping up after you moved in. because, you know when you clean carpets the stains come back... then your dog starts to pee everywhere and ruins it some more. who should replace the carpet the landlord or the tenant? 16 years.... why should the tenant pay? knowing the previous tenants were charged for replacing the carpet and the landlord didn't replace it and they are going to charge me for them too. The laws should be changed especially if the carpet is that old! He is going to charge me knowing damm weel he is going to anyway. Thats NOT COOL.
