My husband and I have lived here since July in a 1 bdr, 1bth 694 sq. ft. apt. and pay $1355.00 per month. I see the rent is going up tremendously. We have been looking at condos and townhomes to rent as we will not be renewing our lease and may not stay the entire time of the lease. You can get a much bigger townhome or condo for not much more than we are paying here. The walls are paper thin. We hear one neighbors surround sound; one's cabinets slamming in the kitchen; one sounds like an elephant above us and several that slam their doors and stomp up and down the stairs. We have tried talking to 2 of the neighbors which did no good and if you complain to the office everyone in the bldg gets a memo about respecting your neighbors (yeah right). My husband doesn't work a normal 9-5 schedule and sometimes has to be at work at 5am and lots of nights can't sleep due to the noise. The windows are also cheap and we can hear all the noise from the highway and lots of sirens. We have had several people looking for a place to rent and have not recommended this place. And parking...try having folks that are not even on the lease but park right up front and those of us that are on a lease have to park in at another bldg. This is a gated community but the gates are left open alot and if someone wants to get in all they have to do is wait for a car to come through that has access and follow them right in and we have seen where some of the bars have been bent on the side street where someone has came in so it's really a false sense of security.

The noise in my apt isn't bad at all. We're on the fitness center side (also in a 1br, 1ba) and the apts there are positioned so that the shared wall consists of closets, bathrooms, and the storage unit. So, take above with a grain of salt, and keep in mind that this is the DC area which means DC prices. Good luck finding a place that is either cheaper and better quality.

Oh no.. I agree with the original poster. I broke my lease due to the noise factor. I lived right at the fitness center as well. As a matter of fact, my worst problem was people jumping the pool fence in the summertime and making noise at 3am. Don't let the previous post fool you. Walls are cheap, windows are not energy eficient or sound proof. Wouldn't recommend it for the money spent. Certain areas of grass, mainly in courtyards and around the pool flood with the slightest bit of rain and don't dry up for weeks leaving stinky, muddy pools. Oh, people don't pick up after their dogs.

everything about the avalon is CHEAP, yet the rent is ridiculously expensive. doesn't make any sense and i wouldn't recomment an avalon community to anyone. i don't like paying high prices for cheap stuff.

how can you complain about people being able to wait for a car to pull up and then pull in right behind them? they can do that with any gate! what do you propose they do? make the gate close at light speed and slam the back of your car in it?
