I found my apartment in picture-perfect condition after having taken it sight unseen because I was moving in from overseas. I couldn't believe anyone had ever lived in the unit other than the carpet wear. It is a very pleasant, safe and convenient complex (w/ shuttle bus to both metros) and absolutely lovely in the spring when you see the various cherry trees in blossom. Maintenance people are great and I have had very positive encounters with office staff.
The reason I am paying the high rents is that it is VERY hard in this area (when you can't conduct a lengthy reconaissance mission) to find an upscale rental that allows dogs--most are bug-ridden, thin-walled dumps. I am 40-something and I've been there/done that, but no longer!! Yes, Avalon makes money off the non-refundable pet deposit and our monthly pet rents, but if you love your dog, you'll do it. It is a fun way to meet the neighbors here. And yes, you end up paying another "mandatory" $25 a month to use the gym, pool and biz center. I must say, they are all well maintained and a nice addition. It does irk me though that we have to pay the amenities fee on top of our rent. But until I relocate out of the area or buy, I am happy to enjoy my time here.
