Unfriendly, Overpriced, Obnoxious Staff, Isolated, Nothing Special...
If you are looking for an over-priced, isolated, nothing-special type place with an obnoxious office staff who are really a pain to deal with ... then this is the place for you!
I've rented here for several years now, and will probably continue to only because I can walk to my office from here and because the Alexandria City schools are great, and buying around here is outside my means (an equivalent 2 bedroom w/ 2 bath condominium would run you $600,000 to $1,000,000 to purchase in this area).
The community is nicely landscaped but you pay a large annual "Amenity Fee" of $250.00 at each lease renewal for it. My 2 bedroom/2 bath unit isn't bad (I've rented worse). I do like the Garden Style aspect as opposed to a high-rise. The maintenance guys are great they fix things quickly, do good work, and are the only Avalon staff worth dealing with (the office staff are terrible).
The community is very dog focused they have a new refurbished "dog lot" for exercising your four legged friends - the community is NOT child friendly there is NO tot-lot swings or things for kids to do. The fitness center is way too small and there are too few pieces of equipment, the swimming pool is also too small. Trash has to be taken to one of the designated dumpsters, which often is backed up and overflowing, as is their "large refuse" collection area located near by where folks dispose of sofas, tables, chairs, etc.
There are NO grocery stores in walking distance the nearest Giant and Whole Foods is over a one mile walk, there are no drycleaners near by either ... so you need a car to get your shopping done. Also, this section of Eisenhower Avenue seems to be zoned for commercial businesses not residential, and the streets (and drivers) are not pedestrian friendly. Also it is worth noting that this is a "Gated" community, but often the big black electronic gates break down (both vehicle and pedestrian) and then are locked "open" until they are repaired this happens routinely a few times a year.
Just down the street on Eisenhower Avenue, by the Eisenhower Metro station, they just completed construction on two brand new high-rise apartment buildings, the floor plans seem better, its new construction, the rental prices are about the same or slightly higher, this might be a better choice providing you like high-rises, which I do not.
*** WARNING: Update - As of 02/2008 You can no longer pay your rent by dropping it off at the on-site leasing office you have to either mail it long-distance to the Avalon Payment Processing Center in Virginia Beach, VA or go on-line and setup an auto-payment from your checking account - this is horrible! and, as is the trend with Avalon Bay, increasingly less flexible and convenient.

For the most part I agree with this... My roommate and I are moving out because the prices are to much (now) for what you receive. Renewal for a 2bd/2ba 1170 sq. feet, they wanted over $2000 (after all fees).... and to be almost outside the beltway and paying over $2K a month.. no way.
I know they used to offer dry cleaning pick up at the office... not sure if they still do. I've never seen the trash over flowing. The place is made for dog owners, the current front office staff are friendly... but not willing to work with you, they are very black and white when it comes to the rules and what they will do.. no give. For the price you can live closer to Eisenhower Metro in newer places.

They do still offer dry cleaning, the new staff may be slightly stricter but from what I've experienced they're pretty nice. The community never really advertises that they ar "child friendly" and as for the streets bing pedestrian friendly, it's like that all over Old town. As for those new high rises, I checked them out, your paying way more money to have a great view of an office building.
