Decent Place - They Try to Steal Your Security Deposit

In general, a decent place to live, with great amenities. Nicely maintained and newer-looking apartments, gated, quiet. Not a very neighborly place, though. I do have two big complaints:

1. A month or two before our lease ended, the management sent us a letter stating that our rent would be increased by $300 a month (yes, THREE HUNDRED) if we chose to stay. I imagine this was a way of getting us out so that they could charge even MORE rent to somebody else (we were paying $1595 for a 1 BR).

2. Before moving out, we did a walk-through of the apartment with the maintenance guy, and he told me that everything looked great and we should get our deposit back. They then end up charging us around $300 for cleaning fees, after we had left the place SPOTLESS. I then called for an explanation, and was told that the bath tub looked very dirty, and that they had pictures. This was after I had scrubbed the bath tub perfectly clean. Low and behold, they never showed me the pictures and I filed a dispute with Avalon headquarters and said I was going to file a complaint with the Better Business Bureau. After all of that, they decided not to charge us.

The exact same thing happened to us with our security deposit. We left our place spotless and they charged us $160 for cleaning. We spent a lot of time fighting with them and while we did get our money back it was very frustrating. Note to any renters at Avalon: make sure you take pictures as proof and fight the company if the charges don't seem valid. They WILL try to charge you no matter what shape you leave your apartment in.

Hm, I've always done an exit walkthrough with maintenance/management with a signed move out form (typically looks like the move-in check list) detailing what, if anything needs to be fixed (including with a different Avalon complex). I've never been charged on my security deposit after 4 moves. At the Avalon complex, my presence was optional for the move out check, but I made sure to schedule it after I cleaned and when I could be there.
