New management may cause moment for pause

I have lived at Barton's since March 2002, and for the most part have been very satisfied with the complex and staff. However, I'm not sure if the new management company is up to snuff in meeting customer expectations. Since the deluge from two weeks ago (25 Jun 06), they have still yet to complete the two maintenance requests I've submitted. First, the carpet by the patio door was "flooded" and is still quite damp, which has me alarmed because of mold & mildew growth not too mention the stains. Second, portions of the ceiling and window sills have severely bubbled (2 feet diameter) and cracked with chunks falling to the floor. All of this occurring because of the various leaks in ceiling, which is a little disheartening since I live on the first floor.
Hopefully, the new management staff will make the necessary repairs, however, I have begun to review legal options just in case they turn out to be "slum lords." I would either wait and see about their new maintenance practices, or question them aggressively about repairing storm damage. Otherwise, obtain lots of rental insurance.
