We've lived in Brookville for 2 years and are making the move south to Stafford or Fredericksburg this weekend.
Pro's: The townhome community is safe, quiet (except during landscaping hours), clean, and in decent condition. The maintenance staff are responsive and usually get the job done on the first try. We are still paying less in our current townhome than we would have been paying in 2000 at an Annandale townhome community. Our rent only increased $60 the first year, but I anticipate a higher rate increase this year.
The neighbors are very friendly, and there is a lot of diversity within the area. It's close to Van Dorn street metro, and there are lots of amenities even within walking distance. Several Metro buses stop right in front of the townhomes.
Con's: The townhomes are not officially electrically 'grounded', which means that if you are a computer geek, you may lose a motherboard or two during power surges. The townhomes are only required to meet standards for the year they were built, and that was a bad year for grounding. The management does have a high turnover, so you never know who you'll be speaking with.
The parking situation isn't the best. You're supposed to park one car behind your house, and the other cars slightly farther away, but many residents park both vehicles up front. And resident driving isn't the best, either. Our car was dented overnight, and no one claimed responsibility, nor was the apartment management willing to help us.
