These apartments need some changes to make it the best

Look like any place this size, there is going to be problems. Management needs to get off their asses and change just a few things to get this place respectible. Some they have already done and we will be seeing changes soon. Basically, getting the garbage out of the buildings is a start, next they need to set up camera's and fine people for throwing out trash, not picking up after their dogs, putting Apartment trash in the condo's dumpsters (I am a Apartment tennant and that even pisses me off) and putting up a few more dog stations. If they offered rewards for catching these violators, I could get a free months rent just by snapping pictures of the slobs and claiming the credit. Here is some more hints for the management team.
1 .. Get rid of the ticketing system that you use to schedule maintance. Your agents blame that for not getting things done. Make them use paper tickets and report all work done and force them to get the work signed off by the tennant. No tennant signature and it can not be turned in as complete. If it needs to go to someone else, then the paper ticket gets assigned to that person until it is completed. When you get the ticket back signed the system is closed. Go over these daily and ask why a job was not completed.
2 .. Teach your bus driver to learn where to wait the longest time at. In the morning he should wait by the office for the most part and in the evening at the metro station at the longest. Give him some leaway too to allow some poor schmuck like me that forgets his ID card in the apartment. He knows the regulars and one of these days he will get shot if he gives the wrong person a hard time like he is doing now.
3 .. Get rid of half of the speed bumps, my God, my neck can't take all the jarring that these bumps give it.
4 .. Listen to your longer term tennants, ask for their guidance. We know who is smoking dope on the first floor, we know the family living in a studio apartment with six adults and four kids and don't be afraid to confront the perps.
5 .. encourage your tennants to spruce up the hallways and take some pride in it yourselves. I am disgusted with the top floor's ceiling tiles drooping and waterstains.
6 .. get some motorcycle parking, I am tired of my two motorcycles taking up a parking spot when a clearly defined (hey and even a covered or fenced in area) for motorcycles would be a good selling point.
7 .. Get the call box fixed and replace or fix the doors that the illegal tennants broke. I would fix it for you if you'd let me. Amazing how a hand impact wrench and a tube of red locktite works to keep them from losening up the screws and the door brace. vWhRVi5nYYIuEh4W7K3l

Hmmm, have you checked any of the other places to rent in the Landmark area other than this place that you are apt to berate? We did when we decided to look around before the lease came due and you know what? We could be doing a lot worse. Sure, there are some places that are highly ranked but they are either a) new or b) vastly more expensive. Dollar for dollar we will live here one more year until we get our credit rating a few more notches higher and we are buying a condo somewhere else... Never said that it was perfect but it also isn't the worst.

Hello captkenny, Dog stations: I agree we need more and I am ordering them. I am also making some vendor changes to ensure they are being stocked 1. The ticket system: With 1180 units I cannot get rid of the ticket system but I do offer my direct e-mail freely jcrick@bozzuto.com. If you put in a service request and it doesn't get taken care of in a reasonable amount of time. Let me know and I will see what is going on. 2. The shuttle bus is on a set schedule. While I understand you may forget your pass we cannot delay the buss and make everyone else late. Any threats of violence against any resident or member of the staff will not be tolerated. As silly as it sounds if the driver were to say, "I know you, don't worry about your pass" the next resident he didn't know that tried to get on the bus without a pass would be in my office screaming discrimination. I'm sorry but if you don't have your pass he can't let you on the bus. 3. The speed bumps need to stay. I need people driving slow in the parking lot. 4. The fact that I post my e-mail freely and that I'm on this board demonstrates that I am willing to listen to any resident. There are actually a couple of residents that I talk to on a regular basis. It's actually quite funny but there was a post today from the resident that has been here 10 years that I talk to often and they were accused of being a management "plant" post. Please, I welcome your input. If you know of a resident that is breaking the rules, let me know and I'll be all over it. 5. I agree with you on the ceiling tiles. I recently walked the entire property and put together quite a list for maintenance to take care of. If they don't look better in two weeks please contact me. 6. The motorcycle parking is already done I had it put in last week. It's located by the Q and the C building. We will be putting notes on peoples motorcycles to get them to relocate them to the designated spots. This will free up some additional parking spaces. 7. The call boxes have been fixed since January. This was the first project I completed since arriving in October. If yours is not working it's because we have the wrong phone number on file. Please e-mail me your phone number and apartment number and I will check it in the system. Captkenny, I have at least 7 projects going on right now and Im getting contracts together for capital projects in the Spring. Im on this website for one simple reason. I care and I am going to make improvements to Eos 21. However, please realize I cant do it overnight. You and I are going to disagree on a few items but I will take the time to explain my position and hopefully win your trust. There are many false posts on this site and ever since apartment ratings refused to remove a recent post that I could prove was completely untrue I have been asking residents that I talk to that are happy with their apartment to post positive feedback. Hopefully you will see the positive steps we are taking and I can get you back here is a couple of weeks to post how you are seeing the changes taking place. Sincerely, Joe Crick, General Manager
