Ok, first of all I have lived here for almost a year now. I'm in an efficiency and got it for around $800. Can't beat that price for the apt and great location. Easy walk to metro and grocery store for people like me who don't own a car. And its in del ray, which is a great area. You can walk to restaurants, post office, coffee shops, hardware store, everything is a few blocks away. Very lively area. The apt is pretty basic and not as nice as some of their renovated units, does have a new central a/c/heat unit, which is great. There are new owners that took over early this year around april/may. So far they have been very active, maintenance repairs are pretty quick and they try to let us know when there may be problems because of renovations. The last owners were trying to make a quick buck like other posts have said, but obviously failed at it. They were trying to do renovations while people lived in their units. They changed the a/c units and windows while I was living here, it was pretty bad. Seems like the new ones are renovating the apts after tenants are moving out. Prices seem to be higher as other people have told me, but they seem to be worth it as lots of new people are moving to the building and loving the units. Also, seems to have better tenants because of this. Seems like alot of younger people who like the area but want newer stuff. I'm planning on trying to move into a one bedroom or get a 2 bedroom with a roomate once my lease is up. I peeked into one of the units they just finished and looks amazing, huge kitchen with all new appliances. There was a dishwasher and microwave too, makes me jealous. Bathroom looked updated too. If they didn't change owners, I would be leaving once my lease expired, but I plan on staying now especially if I can get one of the renovated units.

I also live here , I have smelled urine for a year, when the neighbors flush the smells comes into my appartment via opened plumbing, which I have waited for over a 7 mnths to have fixed. Pretty bad when company says your house smells like urine. I have been without a shower for a week. Elec was off two days last week. I get very little sleep because of the slaming of doors or constant pounding do to renovations. I am aware of someone new buying the property but have no clue to as whom. I plan on leaving when lease is up.
