Safe, secure, quiet. No bugs. Also, the staff is very friendly and responsive to problems. For example, when we first moved here we had a neighbor that cranked up the party music at night. We complained to the security guys, and they got right on it, and it's six months later and we've never had any more issues like this.
If we ever have a maintenance issue (and they are rare because all our appliances are all new), the repair guy has gotten right on it and fixed it within a day or 2.
I love that we have 2 full bathrooms along with the 2 bedrooms, and lots of closet space (including a walk-in closet). I like the layout of the place and that there's lots of windows and sunlight. Also, our unit's dishwasher/disposal, washer/dryer, central air conditioning, and built-in microwave make life easier. The porch is nice too.
The gym is great. And there's even an on-sight recycling drop-off. Round the clock security guards and the key card access to the building help me feel extra secure, and I've never observed any "suspicious behavior". The grounds are pretty and well-kept.

My only gripe is that I wish there could be some sort of compromise around the parking rules. I know that parking availability in such a densely populated area is an issue that can't be helped, and that some restrictions are necessary. But I wish our very occasional out-of-town guests could park overnight here. It's very inconvenient that they can't. There is some street parking, but overnight parking on the street requires that the car is moved very early in the morining. And it's a hike to these parking spots for our elderly parents.
How about this idea: give us guest parking passes (that allow overnight parking) that are good for, say, a total of any 2 weeks out of the year.
