50-50. Who doesn't open their pool by Memorial Day Weekend' These guys. I was really disappointed to find out (after lathering up, mind you) that the pool was NOT open! Yet this company feels they can raise the rent at least $100 a year, AND start charging residents for water. I am ready to move on.

It appears that management is continuously upgrading the community, new pool fence, new gutters, painting, plumbing, concrete, all kinds of great things to make the community nice for us all. It's a shame that can't be appreciated by my fellow neighbors, and must post a derogatory comment. I'm sure you would complain if the pool fence wasn't replaced. Be patient, you know it's a great community! Too bad we all have to rely on contractor's at some point in our lives!

Actually, the plumbing was redone because the old pipes were defective and began deteriorating, causing constant leaks. The manufacturer has since gone out of business and faces a class action lawsuit from several of their construction contractors and customers. This is what was told to me during the bi-weekly town meetings for all the tenants regarding this project.

This is interesting because none of the complaints posted are major or give a negative effect on anyone's quality of life. Its apartment living. You are in a shared community. I believe in apartment homes like most but something???s are not within one person's control. No one has complained about loose dogs or loitering; these problems seem small in comparison to some other communities. The pool wasn't open when "you" wanted it open. Boo hoo. Not justifiable for a bad rating. I am moving in this coming Fall and saw nothing that would deter me from moving in. I am glad I made this choice.

We never had problems with leaks! If the Elms needed to replace faulty plumbing, why did they decide to also install water meters? IT WAS A COST-SAVING MEASURE!
